As we end this year of celebrations, marking our 70th anniversary, we are grateful to all who were instrumental in making it a spectacular one. We introduced new events such as Fitness at The Field, Field Market Days, Culinary Cultural Crawl, and our Summer Boat Cruise (all of which will return in 2017). We offered young students a platform to express their written or art work through our new studentsXpress publication and we expanded our staff adding a new program coordinator, Colleen Cashman. In addition, we topped the year off with a great awards ceremony at our Annual Meeting (see article below) recognizing those who helped make Near South Planning Board, and the community we serve, the best in the City!

The new commissioner of Chicago's Department of Cultural Affairs & Special Events (DCASE), Mark Kelly, will be the featured speaker.
Appointed to the post by Mayor Rahm Emanuel in July 2016, the commissioner, formerly the Vice President for Student Success at Columbia College Chicago, will regale our members with stories of his first few months in office and what he, and the City, have in store for the City's cultural scene moving forward.

EXPANSION OF CHINATOWN RETAIL TO 23RD & ARCHER
|
|
Skyriver Developer, LLC plans to construct a two-story retail building with a parking garage, at 2300 S. Archer Ave. The retail project, known as Canal Plaza, would consist of 40 "commercial condo" units, including
micro-units, with approximately 74 parking spaces.
The developer received Zoning Board of Appeals approval to:
1) Reduce the required two loading spaces to one;
2) Reduce the front setback (Canal Street) from the required 12' to zero; and
3) Reduce the required off-street parking spaces by no more than 20% from the required eighty-eight spaces to seventy-four spaces.
The developers anticipate first occupancy in Spring 2018.
Near South Planning Board (NSPB) expressed concerns about parking, vehicular circulation and signage and plans to follow-up with the developer in resolving these issues.

NEW SOUTH LOOP HOTEL TO BREAK GROUND THIS WEEK

After receiving approval from the Chicago Plan Commission last month, SB Yen Management Group will host a Groundbreaking Ceremony on Friday, December 9th for the new Homewood Suites Chicago Downtown/South Loop at 1101 S. Wabash Avenue. The group plans to construct a 306' hotel with approximately 281 hotel keys, offering 57 parking spaces.

PROJECT UPDATES FOR NEAR SOUTH DEVELOPMENTS

At its November 3rd meeting, t
he Commission on Chicago Landmarks voted against the demolition of the remaining exterior church walls and steel supports down to the ground level. The commission advised the owner to relocate the exterior bracing, which is currently blocking the public sidewalk, to the inside of the walls to comply with the Building Department's citation of the property and to proceed with repairing the existing masonry walls as necessary. This decision now triggers an informal conference and if the informal conference does not reach an accord, a public hearing on the permit application would be scheduled with the Landmarks Department.

mmittee also recommended approval of LG Development Group's new 7-story building with 60 residential units and ground floor retail at 742 S.
Dearborn Street. The approval includes a residential rooftop deck. 777 S. Dearborn Street: Owner and architect, Chris Talsma, received approval from Landmark's Permit Review Committee, on November 3, to construct a new home for him and his wife. He plans to construct a 4-story masonry building with ground floor commercial space at 777 S. Dearborn. Landmarks acknowledged the "unusual" shape of the building but agreed to support the proposal if the owner agreed to change the color palette of the facade, which initially was proposed to be dark grey/black. "Changing the color of the cladding material to be consistent with the earth-tone color palette of the historic buildings in the district...would substantially alleviate (concerns)." Talsma anticipates breaking ground early spring 2017 with completion in a little less than a year from then.
CHICAGO PLAN COMMISSION APPROVAL: 1929 S. Prairie Avenue: The Plan Commission, at its Nov. 17 hearing, approved the construction of 12, 4-story townhomes for the property located in the Prairie Avenue Historic District. The design consists of four individually distinct architectural looks with varied facades features along South Prairie Avenue which will help to avoid a monotony of similar styles and yet maintains the integrity of the "row-home" characteristic along the street. The developer will provide onsite parking for 24 vehicles and plans to build all townhomes at the same time.

1136 S. WABASH APTS UNDER CONSTRUCTION
|

Construction ha
s begun at 1136 S. Wabash for the 26-story tower that is a joint venture between K Giles LLC and CA Ventures. The finished project will consist of 160 studios, 80 one-bedroom units and 80 two-bedroom units, 5,000 square feet of street-level retail space and 141 parking spaces. In addition, 22,000 square feet of amenity space will be available to include a rooftop deck, pool, state of the art fitness center and much more. The project is scheduled to be completed by the summer of 2018.

PLYMOUTH BUILDING RECEIVES LANDMARKS DESIGNATION
|
|
Last month, City Council approved the designation of the Plymouth Building, 417 S. Dearborn Street, as an official Chicago Landmark. The 117-year old commercial loft building was purchased this year by LG Development, who plans to turn the property into a 27-unit, 81-bed student housing complex.
The building, designed by Simeon B. Eisendrath, previously housed "a variety of printing firms, commercial artists and advertising agencies and, from 1945 to 1978, served as the headquarters of the LaSalle Extension University (LSEU), a nationally-recognized, long-distance correspondence school, according to the Commission on Chicago Landmarks.

Music, food, gifts, live DJ, fellowship, and more food, consumed Near South Planning Board's Holiday Party on Friday, December 2nd. The night was filled with laughter, dancing and holiday vibes that even residents from The Shelby couldn't resist joining the fun. Guest were eager to place their bid on the 40 silent auction items which were all donated from local businesses with proceeds benefiting NSPB and its literacy programs. Silent Auction items included autographed pictures from the Chicago Cubs and Chicago Bears, Bulls and White Sox game tickets, hotel stay packages, art supply baskets, gift certificates to all the best Near South restaurants, and other fun and marvelous items. Thank you to all our members, family and friends who joined us with such enthusiastic holiday spirit.

CDOT WARNS BUSINESSES AGAINST PLACING SIGNS IN THE PUBLIC WAY

|
The Chicago Department of Transportation (CDOT) has announced that enforcement of the "use of public way" ordinance is being stepped up, especially against A-frame/ sandwich board signs on the sidewalk and flag signs in the public way. This increased vigilance in the issuance of citations (tickets) is currently in effect. The fine is $500 per violation. The City of Chicago will not issue permits for these types of signs on the sidewalk because they are considered unsafe for pedestrians and present a liability for the City.

MOTORISTS BEWARE OF WINTER OVERNIGHT PARKING BAN
|
|
The City's winter overnight parking ban went into effect on Thursday, December 1, 2016 and will run through April 1, 2017. According to the Department of Streets and Sanitation, the parking ban will be enforced during the hours of 3 a.m. to 7 a.m., and impacts 107 miles of critical main streets throughout the city.
Violators will face a minimum $150 towing fee, a $60 ticket and a storage fee of $20 per day. Vehicles in violation of the ban will be towed to Pounds 2 (10301 S. Doty Ave) or 6 (701 N. Sacramento). For more information, and a map of streets impacted by the ban, visit

ILLINOIS LIQUOR LICENSE FEES HAVE CHANGED
|
|
Quick reminder: Effective September 2016, most liquor licenses administered by the Illinois Liquor Control Commission (ILCC) have an increased fee for new license applications and license renewals. New Applications and Non-Online Renewals (mailed or in-person) will cost $750. Online Renewals will cost $600.

NSPB CELEBRATES 70 YEARS OF
COMMUNITY ENRICHMENT

Near South Planning Board celebrated its 70th Anniversary with a bang at its October 25th Annual Meeting at the Hilton Chicago, 720 S. Michigan Ave. Close to 300 people filled the lovely Continental Ballroom to hear comments by Deputy Mayor, Andrea Zopp, on future plans for the City especially in terms of business growth in Chicago. Co-chairs Wayne Caplan, SVN Commercial Chicago, and Nadine Ferrata, Coldwell Banker, presided over an awards ceremony honoring a few of our long-time members. Awards, sponsored by Chicago Association of Realtors:
- The "Founders Award" went to Illinois Tech (IIT) with President Alan Cramb, accepting the elegantly designed crystal award;
- "Friends of Literacy Award" - Draper & Kramer, accepted by Anthony Kramer;
- "Community Impact Award" - Mercy Hospital & Medical Center, accepted by Ron Arnone, Vice President, Physician Alignment;
- "New Business Award" - The Good Eats Group (sociale, Cafe Press, Burger), accepted by co-owners Martin Murch and John McLean; and
- Near South Planning Board's Executive Director, Bonnie Sanchez-Carlson, received a Lifetime Achievement Award.

Near South Planning Board's Directors recently appointed Michael Tobin, Managing Director, CBRE, as the new Chairman of the Near South Planning Board for a one-year term. Tobin has been a long-time member of the organization and served as its Vice-Chairman since 2012.
