Class 9 Property Tax Update

This summer, CIC and  The Preservation Compact learned that the Cook County Assessor's Office had revoked Class 9 status from some Class 9 properties, resulting in significantly higher 2017 assessed values. According to the Assessor's Office, this change occurred because owners did not submit appropriate annual affidavits in past years.
Instructions for checking your Class 9 status and submitting the appropriate paperwork are available here. The Preservation Compact hosted a workshop on August 15 for nearly 60 participants, ensuring owners and property managers know whether they were affected, and how to reinstate their Class 9 status. CIC has also contacted affected owners to walk them through the process. 
Affected owners should set up an appointment with the Assessor's Office by emailing to find out what they are missing in order to get Class 9 status reinstated.

Recent Deals
A long-time CIC client received a $1.65 million loan to acquire and rehab a vacant mixed-use property in Austin. The brick courtyard building has 49 residential and 4 commercial units. CIC staff worked to close the loan quickly for the new owner, putting this formerly troubled building on the path to rehab.
Clearpoint Properties LLC received a $1 million loan under CIC's 1-4 unit loan program to refinance 14 single family homes in the south suburbs. The fully rehabbed properties are located in Calumet City, Dolton, and South Holland.  
WRK LLC received an $800,000 first mortgage plus a $100,000 energy loan for a 9 unit property in the Grand Boulevard neighborhood. The gut rehab of this well located vacant property will include a comprehensive energy retrofit plan.
