The Phoenix metro area is leading the country in the Real Estate market comeback.  Prices are heading up and Valley inventory is down.  It's a great time to buy or sell a property in Arizona! 

 

As for the market, inventory is still low.  Maricopa County has 12,304 active listings and 40,135 have sold in the first half of the year!  That is over 6800 sold since last month.  Last year was a good start to a successful recovery and according to the numbers it is only going to get better! 

Scottsdale inventory is staying steady with  1,968 active listings and 4,234 sold so far this year.  Paradise Valley is also doing well with 293 active listings and 221 sold.

Home Prices Up

Metro Phoenix's median home-sales price climbed to $181,399, an almost 60 percent increase from the real estate crash's low price in August 2011.

Despite the increase in sales prices, Arizona State University real estate analyst Mike Orr doesn't project another housing bubble in the Phoenix area anytime soon.

 

"We predicted prices would rise significantly during the strong annual buying season that lasts until June," said Orr, director of the Center for Real Estate and Practice at ASU's W.P. Carey School of Business.

Housing Growth

Shaking off a population slump tied to the housing bust, Phoenix once again was among the nation's fastest-growing cities last year, newly released Census Bureau estimates show.

 

The city added more than 24,000 new residents and edged closer to overtaking Philadelphia as the fifth-largest city in the country. The population surge spilled into the Valley's suburbs as well, with 11 municipalities adding a collective 42,000 new residents. Among them was Buckeye, which ranked as the ninth-fastest growing city in the nation in 2012.

Americans are more confident in the U.S. economy than at any point in the past five years, thanks to surging home values, a brighter job market and record-setting stock prices.

Stock averages on Tuesday extended the year's explosive rally.

 

Further gains in consumer confidence could help the economy withstand the effects of higher taxes and federal spending cuts that kicked in this year. Spending by consumers drives about 70 percent of economic growth.

Mortgage

For the sixth consecutive week, mortgage rates inched higher, continuing to climb from all-time lows, Freddie Mac reports in its weekly mortgage market survey. The 30-year fixed-rate mortgage-the most popular among home buyers-has now climbed a half percentage point since last month. 

 

A strengthening economy and positive employment report this month prompted fixed-rate mortgages to climb higher this week, says Frank Nothaft, Freddie Mac's chief economist.

Housing Bubble

The latest housing data out of Phoenix shows that the market is normalizing: inventories have stopped falling and home sales are rising even as the share of properties sold to investors is declining.

 

Because it was the nation's first hard-hit housing market to stabilize, Phoenix has offered a roadmap of sorts for the rest of the country. For that reason alone, the housing market's latest metamorphosis is worth a closer look.
