Foreclosure Filings Drop, But More Trouble Ahead?

Foreclosure filings dropped 6 percent from August to September, and marks a 38 percent decrease since September 2010, according to the latest RealtyTrac report.
"While foreclosure activity in September and the third quarter continued to register well below levels from a year ago, there is evidence that this temporary downward trend is about to change direction, with foreclosure activity slowly beginning to ramp back up," says James Saccacio, RealtyTrac chief executive.
Already, foreclosures have posted slight increases when looked at on a quarterly basis. Following three consecutive quarterly decreases, foreclosure filings reversed trend in the third quarter, inching up slightly by less than 1 percent, RealtyTrac reports.
"This marginal increase in overall foreclosure activity was fueled by a 14 percent jump in new default notices, indicating that lenders are cautiously throwing more wood into the foreclosure fireplace after spending months spent trying to clear the chimney of sloppily filed foreclosures," says Saccacio.
Meanwhile, the foreclosure process continues to be a lengthy one. Banks are taking an average of 366 days to from start to finish in the foreclosure process - that's up from an average of 318 days during the second quarter, according to RealtyTrac.
Some states are posting even longer delays. For example, in New York, the foreclosure process took an average of 986 days - the longest in the country. In New Jersey, foreclosures dragged on average for 974 days. Foreclosures were moving more quickly in Texas, which had the fastest foreclosure process at an average of 86 days.

Sarasota Real Estate Market
Sarasota sales for September 2011 outpace last year
September 2011 property sales in the Sarasota real estate market were ahead of last September, with 570 this year compared to only 547 at the same time last year. This represents a small drop in transactions compared to August 2011, when 601 sales were recorded. But historically, the early fall is one of the slower sales seasons.

It's the start of a beautiful season in Sarasota and although we have had a little rain in the last couple of days, the weather has turned cooler and with far less humidity. So you Northerners need to consider heading our way soon before you get snowed in for the winter!
The housing market is heating up as our weather is cooling down. All the promises of a market flooded with foreclosures never materialized. The number of foreclosures on the market are being swept up quickly. The number of homes less than $500,000 is fast dwindling and the over $1,000,000 market is beginning to see some real movement too. Listings are changing on a daily basis so let us know if you're interested in doing any real looking anytime soon.
We're looking forward to a very fast paced winter season...if this fall is any indication, it will fly by!

What happens in the summer time?

After Frank returned from his trip to his family in Germany, I went to New Orleans' French Quarter and Brigantine, NJ which is a barrier island just north of Atlantic City.
Many people have asked "Did I gamble?" The answer is a resounding "YES". Just to be fairly accurate, it was a few times at the Atlantic City casinos and my favorite of the group were the Borgata and Tropicana. Those who know me well, will realize that I didn't lose any money or I wouldn't have gambled it at all. A lucky girl!!!
The Brigantine beach is much like Siesta Key in size but does not have our famous sugar quartz sand that helped to make us Dr. Beach's #1 in 2011. It does, however, have a cooler climate for September and still lovely days which I spent enjoying sand and surf plus some great tennis games.
The advantage for me is that Frank was here in town handling all the details of several closings while I enjoyed some relaxing days away in cooler climes.
