Commercial Real Estate Poised for Potential Breakout Year in 2026

Commercial real estate is entering 2026 with improving fundamentals, supportive policy, and renewed capital-market momentum after a volatile 2025. Together, these forces position 2026 as a potential inflection point for CRE values and liquidity across major asset classes. The following factors outline the key policy, capital markets, and pricing dynamics driving this outlook.

1. Pro-CRE Policy & Tax Tailwinds

  • The 2025 “Big Beautiful Bill” extended CRE-favorable tax treatment, with benefits accelerating in 2026.
  • Higher individual tax rates increase the value of depreciation, passive losses, and 1031 exchanges.

2. Easing Monetary Policy

  • The Fed cut rates 75 bps in 2025; markets expect ~50 bps more in 2026.
  • Lower rates improve deal feasibility, support valuations, and tighten lending spreads.

3. Declining Uncertainty

  • 2025 volatility (tariffs, shutdown, Treasury dislocation) disrupted markets.
  • In 2026, easing uncertainty may allow the 10-year Treasury to realign with Fed policy, improving long-term financing conditions.

4. Compelling Entry Pricing

  • CRE trades at a discount to equities as stock valuations appear stretched.
  • Office pricing remains well below pre-pandemic levels despite improving fundamentals:
  • Avg. U.S. Office Sales Volume (2021): $330/SF
  • Avg. U.S. Office Sales Volume (2025): $265/SF

5. Transaction Momentum

  • 2025 U.S. sales volume growth signals capital re-entry:
  • Office 12 mo. Sales Volume Growth: 31.6%
  • Industrial 12 mo. Sales Volume Growth: 11.0%
  • Retail 12 mo. Sales Volume Growth: 10.3%
  • Multifamily 12 mo. Sales Volume Growth: 6.8%

On a local level, Jacksonville’s fundamentals further reinforce the national tailwinds. The city’s growing population, which recently surpassed 1 million, continues to outpace national averages, with strong household growth in St. Johns, Clay, and Nassau counties driving sustained demand for commercial space. Downtown revitalization efforts including the Jaguars stadium & Shipyards district, Pearl Square, and the UF graduate campus are reshaping the urban core and attracting institutional capital. The city also remains committed to logistics-oriented infrastructure; major projects such as the First Coast Expressway and eventual “outer beltway” strengthen regional connectivity, supporting long-term growth across the metro.
