Inventory has reached a new low compared to last December 2025, and that month was one of the worse years in NJ history for the lack of homes for sale. It's why we saw January home prices sky rock since there was not enough properties for sale, so buyers had no choice but to make aggressive offers.
As you can see in the data above, inventory is down across Northern New Jersey for the last four weeks. Keep in mind, when inventory is tight, just one or two sales can swing the numbers in a big way. Even so, the data is an accurate measurement that reflects the current market.
With that said, there is a lot of hope and optimism for 2026. Mortgage rates are expected to maintain it's current level at around 6% and inventory should increase once sellers gain a bit more confidence and adjust to this new market.
Historically, the end of January is when new listings start to return and that trend continues through to September. Let's hope we see better results than 2024 and 2025.
