County Overview
Bergen County
Inventory continues to tighten. New listings are now lower than they have been since 2023. Pricing has stayed strong and is in line with 2021 trends.
Essex County
Essex started the year strong, with prices running above prior years. It is now exactly where it was this same week last year. Homes are taking longer to sell. Inventory is lower than it has been since before 2023.
Passaic County
There was more inventory in 2023 and 2024 than there is this week. Homes are taking longer to sell.
Morris County
From 2023 through 2025, new listings have stayed fairly tight and consistent. This week’s drop is the biggest change we have seen in Morris since 2023. Homes are now taking the longest to sell that we have seen in several years but is still 50% faster than the rest.
Hudson County
If you look at Hudson on a chart since 2023, most of the data moves together up to present day. The biggest change was in 2023 where home prices took a huge jump.
Interest Rate and the NNJ Market:
The interest rates are showing to be at 6.05% for a 30-year fixed right now. This means that if you have solid credit, you should be able to get rates in the 5's.
If you are looking to buy this year, I would suggest to start preparing now. I have a feeling March and April will be busy with new homes for sale across Northern NJ. (We can't go any lower!)
