Inventory Data Discovery
Take a look at the inventory in each county in the chart above. Those are massive year over year declines we are seeing from my search on Redfin.
This made me want to check the Multiple Listing Services to see if this is actually the lowest we have ever seen...and it is.
According to the Garden State Multiple Listing service, Essex, Morris, Bergen, and Passaic counties are all at their lowest level of new listings in at least a decade.
I then went to the New Jersey MLS and combined all NNJ counties into one chart for new listings. What I saw was that in total there were 810 new listings February 2025 for Essex, Bergen, Passaic, Morris and Hudson combined. For February 2026 (last month) there were only 684 — that’s 126 fewer than last year.
Iran Conflict:
I want to touch real quick on this conflict and real estate as well, since I'm seeing some misleading headlines about it.
Since the conflict last week, there has only been a 0.02% change in mortgage rates. We do see that gas is up .27 cents and gold went up, which won't really affect real estate as far as I can tell.
