All Northern NJ counties are seeing more homes hit the market, when compared to the last few weeks. That is going to create opportunity as buyers will be given better options and a chance to find more frequently find suitable homes to tour.
My advice to buyers is to widen your search price range more while the market is still adjusting. Increase your top dollar price by at minimum $100,000 and look $200,000 below what you normally have been. This is because some sellers are listing their homes at extreme high and low ranges compared to their market value, because they know competition is tight. The consequence to not doing this is missing out on homes that would otherwise fit what you're looking for.
For sellers, prices are continuing to go up so there is no reason to ask for anything beyond what your local market tells. Demand has not gone anywhere, and overall inventory is still well below a typical towns normal level. The people searching in today's market are highly qualified and have the money.
