VM III Social Committee

For social events, we are trying something new this year.

The neighborhood has been broken into 3 groups:

Highland & 78th St

Thornwood, 76th Pl & Miller

Rancho Vista

Each group will hold an event this year. The approximate budget is $250 per event. Penelope Meyers and Karen Fleming will lend guidance as needed.

Three social event sign-up sheets seeking volunteers have begun circulating.

An additional sign-up sheet was distributed to seek volunteers for coffee events.

If you haven't already signed up, but would like to join neighbors in planning and supporting an event, you can contact Karen Fleming to be added to the committee.

Annual Meeting Notes

February 8, 2025

The coffee event, which preceded the meeting, was a lively and positive event. I heard plenty of folks making introductions to each other. This energy seemed to carry over to the meeting! Thanks to the homeowners in attendance.

During the coffee portion, we viewed a slideshow of the five residents who passed away in the last year. A copy of the slideshow, provided to each table, is available here.

Board named and thanked Committee members. This HOA would not operate without their volunteer efforts. Their names are included here.

We welcomed 11 new households, since Jan., 2024. The total sales price for those homes was $5,633,900. So, the average sales price for homes sold in our HOA in 2024 was $512,264.

Election results were announced:

·     Ballot Item 1 modifies CCRA Declaration of Restrictions to align political signage restriction with Arizona Revised Statutes ARS 33-1808.  PASSED

·     Ballot Item 2 modifies CCRA Declaration of Restrictions to remove an incorrect specification of the payment-due date for annual membership dues. This change will allow the CCRA Rules & Regulations to specify dates of invoicing, payment due, and payment late.  PASSED

·     2nd Ballot included Board Director candidate Susan Platner.  PASSED UNANIMOUSLY

The February 2024, Annual Meeting minutes were presented by John Baughn and approved. Wayne DeBus reviewed the 2024 financials and the 2025 budget. John presented a few scenarios to help us understand the new/improved Reserve Fund.

VM III had nine projects focused on upgrading our public area and ensuring it is compliant with local and state statutes. The nine completed projects were reviewed with photos. A special thanks to Ralph Whitney and Gus Meyers for making this happen. Ralph laid out the approved projects for 2025. This includes lounger cushions, pool filters and pumps, hot water in the bathrooms and shower, and non-slip coatings on the Ramada and bathroom floors.

This led us to a discussion regarding the pool & spa, which is our #1 expense, accounting for 47% of our budget. Our pool, which is about 15 years old, was well-designed by local architect Kenneth O’Keeffe. It is very well-maintained by Gus Meyers. We are grateful to both residents. Karen reminded us that a handful of Villa Monterey 5 residents used our pool this fall during their landscaping. A few went to their Board to say they prefer our pool and surrounds.

Homeowners had a few more suggestions, which included Pickle Ball courts and Bocce Ball courts. Quotes will be obtained for Bocce. A Notice Board was suggested - electronic or otherwise - to link those with specialty interests together. We will try to find an electronic solution first.
