Notes From The President

A special thank you was given to Jackie Moran for her successful efforts in coordinating the Halloween Party. Chili, salad, dessert, Frank’s photo booth, and the costume contest each received very high marks. It was a fabulous event.

Susan Platner presented the October minutes. Wayne DeBus presented the October financials. He reported that the association's financials are on budget through October. The documents were approved.

Under Committee Reports, Jackie Moran recapped the Halloween party. Forty-eight people attended. Income of $98.00 and expenses of $128.00 for a net cost of $30.00. Note that many items, including the chili and salad, were donated. Ralph Whitney reported on current and upcoming projects. We are still working with the contractor for the non-slip floors. The west wall xeriscaping will be completed this year.

For Property Maintenance, Karen Fleming and Ralph Whitney walked the neighborhood on Sunday. The recent rains have brought back plenty of weeds. Twenty-nine yards require weed removal. Eighteen of these homes are minor; Ralph Whitney and Dale Freese will assist if the homeowner agrees. Eleven homes will receive courtesy notices. Reminder that Ersland Touch is available to treat weeds. See the October 27, 2025, blast for details.

Under Old Business, Ralph Whitney reported that the Rules & Regs have been updated per the Marijuana and Tobacco non-use. Last month, a group purchase for sump pumps was suggested. Just a small number (2) of households were interested. This issue is closed.

For New Business, Board members John Baughn and Wayne DeBus examined the new Reserve Fund study. That, combined with a projected home sales of nine (9) for 2026, they recommend no increase in the dues for 2026. After that, a 2.5% annual increase is planned.

Due to technical difficulties, the budget is not ready for review. It will be presented in December.

Kay DeBus reported for Neighborhood Watch. The Lock Box program, which provides Fire and Police access to a home, is highly recommended. Emergency contact information is missing for 5-6 homes in VM III. Neighborhood Watch has agreed to collect this information.

The board is looking for 1-2 people to coordinate the Christmas Party. We have plenty of worker bees. Contact Karen Fleming to volunteer or with questions.

Key Programs

We don't know when an emergency will strike, but when it does, it pays to be prepared.

Fortunately, the City of Scottsdale and VM III's HOA board can assist. There are two programs that you may want to take advantage of.

Scottsdale's Lockbox For Seniors

The Scottsdale Area Association of Realtors, Scottsdale Police and Fire Departments, and Maricopa County Sheriff's Office have a service aimed to help us in the event of an emergency.

In the unfortunate event that police/fire are needed at your home and you are unable to get to the door to allow access, the Lockbox For Seniors program can help.

A small lockbox containing the key to your home is installed for first responders. When needed, your door can be unlocked to provide the help needed.

This program is both free and (to those that qualify), and easy to set up. For more details, click the link below.

VM III's Trusted Neighbor Key Program

To complement the City's initiative, VM III developed an additional program. The "Trusted Neighbor Key Program" provides assistance in emergencies when access to the home is needed.

We all have that special neighbor whom we trust and consider a friend. In many cases, we've given them a key to our home should they need to enter. In the past, that information was known only by the homeowner and the neighbor. VM III's Trusted Neighbor Key Program will now record that information and securely hold it until needed.

So, how can you participate? You simply need to call or email the information, which will be added to the HOA's existing "Emergency Contact File." This file is accessible only to VM III board members and our Neighborhood Watch representatives.
