Under Old Business, Wayne DeBus made a motion to keep the annual fees (a.k.a. dues) the same ($649.00). The motion passed. Note: Invoices for the Dues have since been delivered to all residents.
Under New Business, the 2026 Budget was reviewed. There was a lively discussion regarding the expense for Social activities. The expense was then raised to $2,000.00.
Ownership Transfer was discussed. The Board has been educated that, in many cases, transfer fees cannot be assessed when a home is transferred from one family member to another, and no money is exchanged. This will be documented and shared with Patricia Reasbeck, our Ownership Admission committee-person.
John Baughn explained the concept of “designated shareholder.” He recommends that our documents be modified to remove "designated shareholder” in order to follow AZ state law, where votes per household are pro-rated, totalling one vote per household. This change will be included in the next Ballot.
During the Open Forum, it was noted that the buyer of the Pedicini home on Rancho Vista found it during our community-wide Rummage Sale.
The Annual Meeting is on February 14, 2026.
