About 15 homeowners attended this month’s meeting. The November minutes and financials were presented and approved. Wayne noted that we are over budget about $570.00 due to maintenance of the fountain. Documents are available on the website.
Sunday’s Holiday party has received dozens of compliments and thank you’s. Thanks to Penelope for heading up the effort and sending a heartfelt thank you message (see Dec. 13 Blast) to the Community and Committee.
A ‘Proven Vendor’ list is available from our website. See the flying woman on the home page. It is a combination of vendors used by the HOA and/or households.
The Ramada Heaters addition was discussed. Per the November meeting, a second quote was secured – from Liberty Service Electric -- which lowered the bid to $6920.00. After some discussion, the Board approved the project
The Shaw & Lines consult re: “Legal forms of Home Ownership” was approved for $400.00 more. The $1100.00 maximum, approved in November, is revised to $1500.00.
The proposed changes to the Rules & Regs passed. I encourage all residents to review the document, with special attention to page 2 (1.0 Property and Improvements) and pp 4-5, 27-29 which describe the ‘Bin Storage Cabinet.’ From the home window, go to ‘Governance’ > ‘Rules & Regs’.

Wayne distributed 2025 invoices (Homeowner Fees) to those with email on Dec. 5. Invoices were hand-delivered to those without email over the weekend. Reminder that the annual dues are $649.00/lot.
