Annual Meeting Notes

February 14, 2026

The Annual Meeting kicked off with perfect weather and good interaction between our neighbors. Thanks to Wallie Sweeney and Kay DeBus for hosting the Coffee.

The current board members and committees were introduced and thanked. Jackie Moran presented a Social slideshow. She is leading the effort to generate more activities and

get-togethers while using the Ramada more. Thankfully Thursday will serve as our

weekly Happy Hour. Bocce will be available / encouraged on the 1st and 3rd (of the month) Thankfully Thursday. Finally Friday is retired. "Cards" will meet weekly on Wednesdays at 10:00AM with games of Rummikub and Shanghai Rummy. Instruction will be provided. Please contact Jackie Moran (480-304-1872) to sign-up for "Cards" or "Creatives." Three evening events were announced -- "Music in March", "Calling all Creatives", and "Cinco de Mayo." And, there's more! Watch for the Blasts.

For the ballot, a quorum (40 properties) was met.  Wayne DeBus and Dale Freese were elected.  "Designated Shareholders" passed.

We introduced the new homeowners, approved the 2025 Annual meeting minutes and the 2025 Financials.  Wayne DeBus reported that 19 homeowners have not paid their dues. In the last few days, the homeowners have been reminded via email. A fine will be assessed if unpaid on March 1.

Home sales for last year averaged $517,000 (8 homes). For 2024, this was $512,000 (11 homes). John presented a reserve fund overview. Karen (for Ralph) recapped last year's projects, as well as plans for this year. No new projects were suggested by the homeowners. "Other Accomplishments" was presented; it is available here.  We thanked John Baughn for his service for many board roles. His specific roles, with a retro photo, is available here.

The February Board meeting followed.  The board roles are: President - Karen Fleming; Vice President - Dale Freese; Secretary - Susan Platner; Treasurer - Wayne DeBus; Director - Ralph Whitney.

There was discussion about the lack of management regarding the Coolidge Circle maintenance. The Board voted unanimously to not pay Villa Monterey Unit 2 for the Coolidge Circle expenses until an agreement is reached.  On Feb. 16, a "not pay" notification was sent to Unit 2 from Units 3, 4, and 5.

Thank you.
