Re: Apartment Availability Notice
Dear Interested Party,
You submitted your name to be notified when we had an apartment becoming available at Goshen Village Marketplace & Residences.
We are pleased to notify you that we have two 1-bedroom apartments that are now available. We are now accepting applications.
One of the apartments is designated for an applicant with a household income of 80% of Area Median Income or less. To qualify for this unit, your household income cannot exceed this level and you must also have sufficient income to afford the rent on the apartment (see Minimum Income, below).
The other of the apartment is open for rent by a household without a maximum upper limit to their household income. To qualify for this unit, you must have sufficient income to afford the rent on the apartment (see Minimum Income, below).
The two apartments are essentially the same but the rent is set to be appropriate for differing income levels. The specifics are:
Recently completely renovated apartments, located at 59 Torrington Road in Goshen, CT. These are small one-bedroom units (approx. 607 sq. ft.) with maximum occupancy of 2 people. These are walk-up second floor units and are not accessible units. Each has one bedroom w/closet, bathroom, living room w/closet, and kitchen area off the living room. Comes with new refrigerator/freezer and electric stove. Heat is provided by hot water baseboard heating. We have plans to install heat pump heating/air conditioning units during the term of the lease (contact Property Manager for details). A floor plan and photos can be viewed on our website. No pets allowed.
Household Income Limit: For one apartment, 80% AMI for Goshen, CT.
For the other unit, no upper limit.
Apartment Rent:
For 80% AMI Unit: $1,150 per month.
For Unrestricted Unit: $1,350 per month.
Required At Signing:
First Month's Rent +
Security Deposit = Two month's rent.
Note: If applicant is otherwise qualified, Landlord is open to
discussion of a payment plan for second month's Security
Deposit (see Property Manager).
Maximum Income:
For 80% AMI Unit: see table below
For Unrestricted Unit: None
Minimum Income:
For 80% AMI Unit: $42,270 per year
For Unrestricted Unit: $64,360 per year
Tenant Pays:
Electricity (includes Heat & A/C via heat pump mini-splits*, Hot Water, Cooking, Lighting)
*Note: Currently the units have no air conditioning. We plant to install mini-split HVAC
units which will provide both heat and air conditioning during the first year of tenancy.
