News and Updates

Zoning Changes - Fall Town Meeting will vote on several zoning changes that will apply to many properties across Brookline. The Planning Department has posted several resources to help community members and Town Meeting Members better understand the proposed changes. The resources include a town-wide map with the number of affected parcels and a downloadable Excel file listing parcel addresses by Warrant Article and precincts. The zoning Articles include in the map and parcel address listing include:

  • Article 7 restricts the height of some single- and two-family districts to 2.5 stories.
  • Article 8 allows the Zoning Board of Appeals to waive the minimum lot size when new units are being added, in most residential districts where two or more units are allowed today.
  • Article 9 allows three units on properties located in two-family zoning districts.
  • Article 14 treats condominium properties the same as other ownership entities with respect to the required distance between separate buildings on the same lot.
  • Article 15 brings Brookline into compliance with State Law by allowing accessory dwelling units in areas where single-family homes are allowed.

Veterans Day Ceremony - The Office of Veterans' Services invites you to honor all who have bravely served at a special ceremony on November 11 at 11:00 a.m. at Brookline Town Hall Plaza. After the ceremony, stop by the American Legion Post at 386 Washington Street with the kids for a collation and fun activities, including games, painting, and ice cream, from 12:00 to 2:00 p.m. In case of rain, the event will be held at the Teen Center Garage (40 Aspinwall Ave.).


The Town Administrator's November Newsletter is now available


The Brookline Neighborhood Alliance will host a forum on Warrant Articles 12 (outdoor lighting), 16 (tree protections) and 18 (rodenticides). The in-person forum will take place Wednesday, Nov. 13 in the 6th floor Hearing Room at Town Hall. There will be refreshments at 6:30 and presentations at 7:00.  If you want to submit questions that may be asked by the moderator, please email them by Nov. 12 to warrant.fall24@dgnetworks.com.

Marijuana Retail Establishment License Violation - Public Hearing - Violation for Mission MA related to the Town's General By-Laws (Section 8.37.4.E.10) and Mission Brookline's Host Community Agreement and possible continuance.

     

Economic Development Advisory Board Presentations

  • Annual Report to the Select Board. 
  • Presentation and discussion regarding initial impressions of Phase 1 of the Chestnut Hill Commercial Area Study and City Realty's recent redevelopment proposals for 1280-1330 Boylston Street. 


Warrant Article Review

  • Potential Reconsideration of Warrant Article 12 - Amend the Town's Zoning By-Laws to add a section on outdoor lighting standards in residential districts (Planning & Community Development). 
  • Potential Reconsideration of Warrant Article 14 - Amend Sections 5.03 and 5.04 of the Town's Zoning By-Laws to allow separate ownership of buildings on the same lot (Planning & Community Development).
  • Reconsideration of Warrant Article 16 - Amend Article 8.41 of the Town's General By-Laws to expand the requirements of the Tree Preservation By-Law (Plazonja - Resident P8, et al.).

Miscellaneous - The Board approved the following miscellaneous items, licenses, and contracts. 


The Board discussed and approved reports on the following articles referred to the Select Board by Town Meeting: 

  • Annual Town Meeting May 2023 Warrant Article 17 - Amend Article 8.37.2 of the Town’s General By-Laws to change “marijuana” to “cannabis” and to permit two additional Storefront Cannabis Retailers licenses for Equity Applicants (O’Neal).   
  • Annual Town Meeting May 2023 Warrant Article 19 - Create a Black N Brown Commission. 


Warrant Articles

  • Article 18 - The Board discussed and chose to continue with its recommendation for favorable action on the Petitioner's version of the Article for a special act to allow the restriction of rodenticides 
  • Article 16 - The Board discussed and voted favorable action on the Advisory Committee's version of the Article with a minor amendment approved by the Board. Article 16 amends Article 8.41 of the Town's General By-Laws to expand the requirements of the Tree Preservation By-Law
  • Article 8 - The Board discussed and unanimously voted to refer to the Comprehensive Plan Steering Committee Article 8 which amends Section 5.05 of the Town's Zoning By-Laws to allow the Zoning Board of Appeals to waive the minimum lot size requirement when granting a special permit for the conversion of single-family buildings into two-family units in SC or T Districts
  • Article 9 - The Board discussed and unanimously voted to refer to the Comprehensive Plan Steering Committee Article 9 which amends Section 4.07 and Table 5.01 of the Town's Zoning By-Laws to allow dwellings containing three units ("three families") in T districts
  • Article 10 - The Board discussed and unanimously voted favorable action on Article 10 which amends Article XI (Harvard Street Form-Based Zones) of the Town's Zoning By-Laws to increase the list of allowed exterior materials, provide greater flexibility in certain exterior elements, and make modifications to comply with state law
  • Article 11 - The Board discussed and voted no action (4-1) on Article 11 which amends Article XI (Harvard Street Form-Based Zones) of the Town's Zoning By-Laws to allow the Planning Board to permit substitutions or modifications to massing, facade, and architecture standards.
  • Article 14 - The Board discussed and voted favorable action (4-0-1) on Article 14 which amends Sections 5.03 and 5.04 of the Town's Zoning By-Laws to allow separate ownership of buildings on the same lot.
  • Article 15 - The Board discussed and unanimously voted favorable action on the substitute motion offered by Dick Benka and Roger Blood which amends Use 51B and Section 4.05.03 of the Town's Zoning By-Law to comply with the state requirements in the Affordable Homes Act.
