October Home Saleshome  
Sales activity remained strong in October, with 613 homes sold, a 17% increase over October, 2019, with a 28% increase in the average price of homes sold. The 613 homes sold and the 627 homes placed under contract represent the highest such numbers in any October in the history of the MLS. A link to the October home sales statistics, including a 4-year comparison, is provided on the front page of RVAR.com. The MLS releases its monthly home sales statistics around the 15th of the following month.  
Scam Alert for Vacant Listingsscam 
The Virginia Employment Commission has asked RVAR to spread the word. Scammers are using the addresses of vacant listings to apply for unemployment benefits. A confirmation is mailed to the address of the vacant property. The Virginia Employment  Commission asks REALTORS® to periodically check the mailboxes at your vacant listings. If you spot any official government mail - or other legitimate mail (as opposed to advertisements) - addressed to a name you don't recognize, just mark it "return to sender" and drop it in a mailbox. 
New MLS Rule: No Price Change for Pending Listingsprice  
Effective December 1st, a new MLS rule will prohibit any price change to a listing in Pending status. Also, changing a listing from Pending to another status for the sole purpose of changing the price is also prohibited.

Effective February 1st, a violation will be attached to this prohibition along with a $100 fine. 
New Supra Feature Available Soon!supra   
Supra's Non-Member Access feature - which allows Listing Agents to provide a convenient and secure access to a specific lockbox for a specific period of time to non-members through their smartphone. Non-members are folks such as inspectors, contractors and out of area REALTORS®. The Listing Agent can grant access through SupraWEB and set the window of access from 2 - 72 hours. REALTORS® in the Associations that touch ours - New River, Lynchburg, Martinsville and Lexington - are eligible to receive a non-member access code from the Listing Agent. This feature will be available soon! We expect to enable this feature by mid-December.
 
Easy to Grant Secure Access:
  1. Supra user invites a non-member to access the lockbox using SupraWEB or Mobile SupraWEB. Supra user sends non-member the invite text by clicking "key" icon next their specific lockbox in SupraWEB.
  2. Non-member receives text message with a link to register, download the eKEY app, and authorize it.
  3. Non-member receives access information (lockbox serial #, date & time).
  4. Non-member opens the eKEY app, enters 4-digit PIN and opens lockbox.

Code of Ethics Access Rules
 
Standard of Practice 1-16: "REALTORS® shall not access or use, or permit or enable others to access or use, listed or managed property on terms or conditions other than those authorized by the owner or seller."
 
Standard of Practice 3-9: "REALTORS® shall not provide access to listed property on terms other than those established by the owner or listing broker."
 
VREB Access Rule
 
"Actions constituting failing to act as a real estate broker or salesperson in such a manner as to safeguard the interests of the public, including but not limited to the following:
 
A licensee allowing unsupervised access to a home without the owner's authorization."
Code of Ethics Change: Effective Immediatelycode 
NAR's Board of Directors, at its November 13th meeting, voted to strengthen REALTORS®' commitment to upholding fair housing ideals, approving recommendations from NAR's Professional Standards Committee that extend the application of Article 10 of the Code of Ethics to discriminatory speech and conduct outside of members' real estate practices.

The Board approved a new Standard of Practice 10-5 that states: "REALTORS® must not use harassing speech, hate speech, epithets or slurs based on race, color, religion, sex, handicap, familial status, national origin, sexual orientation or gender identity."

The Board also approved a change to professional standards policy, expanding the Code of Ethics' applicability to all of a REALTOR®'s activities.

The Board made these changes effective as of November 13th, though the changes cannot be applied to speech or conduct that occurred before the effective date. NAR will be rolling out training and resource materials in the coming weeks.  
Dues Reminderdues   
To date, 809 members have already paid their 2021 REALTOR® dues (which includes dues to RVAR, VAR and NAR.) The final date to pay 2021 dues is Tuesday, January 12th. Simply go to www.RVAR.com and click on User Login (upper right hand corner). Follow the instructions to log in to access and pay your dues bill online. Any member may contact Susan Edwards to request a dues bill via email or mail.

The "Economic Update" presents updates on timely topics that have an impact on you and your business.  
 
Dr. Lisa Sturtevant, Chief Economist for Virginia REALTORS®, will be our guest presenter. Dr. Sturtevant will provide a reflective look at the real estate market both state-wide and regionally while also giving us some insight on what to expect in 2021. This will be a timely presentation by Dr. Sturtevant and is a "don't miss" presentation. 
 
The "Economic Update" will be held on Tuesday, December 8th via Zoom. The presentation will begin at 9:00AM with a brief welcome followed by Dr. Sturtevant's presentation and include time for questions & answers.

2020 Profile of Buyers and Sellersprofile 
Each year, the National Association of REALTORS® gathers detailed information about buyers and sellers nationwide. How does your experience compare with the national average? Did you know that . . .
  • The share of home buyers who searched online for a home increased to an all-time high of 97%
  • 31% of recent home buyers were first time buyers, a dip from last year's 33%
  • 88% of buyers and sellers worked with a real estate agent; 73% interviewed only one agent
  • Buyers typically searched for 8 weeks and looked at a median of 9 homes (5 of which were viewed only online)

Upcoming Educationeducation  
Through the end of the year, some RVAR classes will be offered online via Zoom, other classes will be offered in-person at the RVAR office. The capacity for in-person classes is limited due to COVID-19 guidelines for social distancing. Masks are required at the RVAR office. 
 
Code of Ethics Training: This Thursday, December 17th (1:00-4:00PM) class, taught by John Dickinson, not only provides 3 hours of CE credit for license renewal, but also meets NAR's ethics training requirement. NAR requires all REALTORS® to complete 3 hours of Code of Ethics training every three years. Click here to register. This class will be held in-person at the RVAR office. Class attendance is limited due to social distancing requirements.
