Market Watch: What is Your Home Worth
|
There is no lack of opinions when it comes to the question, “How much is my home worth?”. Many websites, including
HarryNorman.com
, will provide access to automated valuation models which make an attempt to guess the price. The range of these AVM values is ridiculously broad. One could hire the services of a licensed appraiser who will use a couple of methods to ultimately suggest a market value. Of course, your neighbors are certain that their house is the most valuable in the neighborhood. The truth is that any property is worth exactly what someone is willing to pay for it at that point in time – not a penny more or less.
So, the next logical question is, “How do I ensure that I am getting the highest possible price for my home?” The answer is simple – hire an agent that is truly the local market expert, like myself. I'm someone who knows all the ins and outs of your neighborhood. Who is moving in and why? Who is moving out and why? I pride myself on having deep knowledge of the key motivators for buyers considering your neighborhood…location, schools, price range, or any number of factors that impact price. I am keenly aware of home features which are in highest demand and which floorplans are most desirable. I will objectively evaluate the maximum potential value of your home based on real, current, and relevant local market facts.
There is a reason why I am paired with Harry Norman, REALTORS
®
, and it's because they are unquestionably the leader when it comes to local market expertise. They've represented more buyers and sellers in the metro Atlanta area than any other company. So, the answer to the question, “What is my home worth?” is best answered with, “Call Madeline Sater at Harry Norman, REALTORS
®
, the local market expert!” Promises kept, relationships enriched.

Vision unveiled for ‘ultimate rooftop experience’
eatery, pool on Westside
:
|
The latest project in a flurry of Howell Mill Road construction activity is set to offer a public-accessible roof experience by the makers of Ponce City Market’s rooftop attractions that developers are calling unparalleled. Commercial real estate developers S.J. Collins Enterprises have brought in Slater Hospitality Concepts—the company behind PCM’s Nine Mile Station, Skyline Park, Rooftop Terrace, and RFD Social—to create the rooftop experience at The Interlock. A planned mixed-use investment of $450 million where Howell Mill meets 14th Street, The Interlock is scheduled to begin demolition next month, with expectations of delivering in the summer of 2020, officials tell Curbed Atlanta. The site hosts a smattering of low-rise buildings and a large empty lot now.

Clients of the Month
:
Rachel, Eddie and LJ
|
|
|
Please join me in congratulating my Clients of the Month - Rachel, Eddie, and little LJ! This was a big move for the trio, as Rachel moved from Santa Cruz, CA (with year round 70 degree weather!) and Eddie is moving from Kansas City, KS (with year round no traffic!). However there is so much they are looking forward to in their new home in Smyrna says Rachel, "We are mostly just excited to be living in a house of our own for
the first time. A yard where our son can play, a neighborhood full of future buddies, and as silly as this sounds putting our laundrymat days behind us are all just big bonuses!" This family has many hobbies perfect for their new community as their son LJ "loves soccer and swimming - we can't wait to take him to parks for practice and watch him grow as an athlete." Rachel also made me blush when she said that "Madeline was great to work with, and was very accommodating especially when we had to bring our son with us to view potential homes. She responded to all of our concerns or questions immediately no matter what day or time it was!" Wishing these 3 MANY years of happiness in their new home as well as Atlanta!

House Beautiful Launches its First Concept House in Brookhaven
with an All-Star Atlanta Design Team:
|
House Beautiful’s Whole Home Concept House, which opens tomorrow in Brookhaven, is the first custom house the media brand has ever built. They accomplished it with modern trailblazer Michael Ladisic, a local builder who was involved with the magazine’s Kitchen of the Year in 2016. When House Beautiful reconnected with Ladisic, he was already preparing to erect a house on this particular lot at 983 Carter Drive, so when he brought architect Linda MacArthur, interior designer Sherry Hart, and kitchen and bath designer Matthew Quinn to the project team, the entire concept came together beautifully.

Everything You Need to Know About Working With a Kitchen Designer
:
|
With the average major kitchen overhaul costing homeowners tens of thousands of dollars, it’s no wonder that
85 percent of kitchen renovators turn to a professional
for help in ensuring that their money is well spent. In many cases, that professional is a kitchen designer. A kitchen designer can take the sometimes overwhelming task of revamping a kitchen — whether it’s updating tired finishes or re-imagining the entire look and layout of the space — and help homeowners navigate the process. But how can homeowners know they’ve picked the right designer? Or are asking the right questions? Or are investing in the right places? Here’s a breakdown of what potential renovators can and should expect when they hire a kitchen designer.
