COMMENTS FROM THE EDITOR: Everybody is talking about interest rates these days. Did you know, if you are currently renting a home that your interest rate is 100% versus the current rate (as of 11/1/2023) at 8.375% (according to Fox Business). So let's talk about why it is a good time for renters to buy.
There are several reasons why it might be a good time for renters to consider buying a home now. First, interest rates are always lower than renting at 100% interest (going to the owner of the home being rented). Second, owning a home allows you to build equity and potentially benefit from appreciation in the housing market. Third, buying a home can provide stability and a sense of ownership, allowing you to personalize your living space and make it truly your own. Finally, in some cases, buying a home can be more cost-effective than renting in the long run, as you are building towards an asset rather than paying rent with no return. However, it's important to consider your personal financial situation, long-term plans, and the local housing market before making the decision to buy a home. This is where I can help. Autumn Colors in Tokyo, Japan

Leftover-Turkey Pot Pie
Have you exhausted yourself of leftover turkey? Well, thanks to The Pioneer Woman, now you have another option: make it into a delicious Pot Pie!
|

Ingredients:
- 1 pie crust
- 1/2 stick butter (1/4 cup)
- 1/2 cup finely diced onion
- 1/2 cup finely diced carrot
- 1/2 cup finely diced celery
- 2 cup leftover turkey, light and dark, diced or shredded (or both!)
- 1/4 cup flour
- 2 cup low-sodium chicken or turkey broth, plus more if needed
- 1/4 cup white wine (optional)
- 3/4 cup heavy cream
- 1 cup frozen peas (optional)
- 2 tsp fresh thyme, chopped
- Salt and pepper to taste

- Preheat oven to 400ºF.
- Melt butter in a skillet or dutch oven. Add onion, carrots, and celery, and cook until translucent (a couple of minutes.)
- Add turkey and stir. Sprinkle flour over mixture and stir. Cook over medium heat for a couple of minutes, stirring constantly.
- Pour in chicken or turkey broth, stirring constantly. Splash in wine (you can leave this out if you’d like.) Pour in cream. (May add frozen peas at this point if you’d like.)
- Bring to a slow boil and allow mixture to cook and thicken for a few minutes. Add salt and pepper to taste (do not underseason), and fresh or dried thyme to taste. Do one final taste at the end and add what it needs.
- Pour mixture into a casserole dish or deep pie pan.
- Roll out crust so that it’s about 1 inch larger than the pan you’re using.
- Place the crust on top of the pot pie mixture, and press crust into the sides of the dish. Cut vents in the top of the crust.
- Bake for 30-40 minutes or until very golden and bubbly and the crust is done.
- Allow to cool for a little bit before serving. Serve with a large spoon.
