May Housing Inventory is up 17% over last year and 34% over April!
There were 511 properties available as of 5/8 on Zillow/MLS (compared to 435 a year ago and 380 in March) in our 4 key markets. This is 17% YOY growth and an acceleration of the double-digit increases we have seen since the start of the year! The largest gains were in Multis (+40%) and Condos (+18%), with ALL markets up over last year and Medford/Malden +32%! The only property type to see a decrease in available units was Singles, as they dropped 2%, a modest improvement over the previous month (-17%). As the market shifts towards buyers looking for a Condo or Multi-Family, you are in a better negotiating position with a stronger selection of inventory to consider. The Greater Boston area is very resilient and a great investment for would-be buyers. Now with mortgage rates stable at around 6%, it's the ideal time to get out there and find your new home.

Homebuyers and Sellers Both Grow Cautious as Mortgage Rates Tick Higher
“Recent data points to slightly better conditions for buyers with a boost in new-home sales and higher inventory than in recent years,” says Sam Khater, Freddie Mac’s chief economist.
Indeed, Realtor.com data shows that active inventory grew by 2.7% this week compared to a year ago, providing shoppers with more options than they had in 2025. However, that growth has slowed from the 4%+ gains seen last month.
