2020 Oregon Leadership Academy
Meet the OAR Leadership Academy class of 2020! These twenty REALTORS® are taking their leadership skills to the next level! They will participate in three sessions over the course of a year, featuring guest speakers focused on building leadership skills, team-building, goal setting, networking and communications. MLS Submission Will Soon Be a Must
NAR’s Board of Directors approved MLS Statement 8.0, also known as the Clear Cooperation policy, requiring listing brokers who are participants in a multiple listing service to submit their listing to the MLS within one business day of marketing the property to the public.

MLSs can adopt the policy any time, but they must adopt it no later than May 1, 2020.

Code of Ethics Training Requirement Is Now Every Three Years
The NAR Board of Directors approved a change to NAR’s Code of Ethics training requirement.

The Leadership Team sought feedback from several committees before bringing the proposal before the Board of Directors.

Deadline is extended to 12/31/21 for current cycle.

Welcome Taylor Shanaman
We are excited to introduce Taylor Shanaman as OAR's new Political Director. Taylor comes to OAR from the Tacoma-Pierce County Association of REALTORS® where she worked as their G overnment Affairs Director.

As the Political Director for OAR, Taylor will be responsible for developing and implementing the OAR RPAC fundraising strategy, enhancing grassroots political strategies and working with the advocacy team on key legislative initiatives. Welcome Taylor!

SB 608 - Updated Summary
We have updated the Senate Bill 608 Summary to help answer additional questions associated with the passing of statewide rent control.

Senate Bill 608 ends no-cause evictions and limits annual rent increases to 7% + CPI after the first year of occupancy. It was signed by the Governor and took effect on February 28, 2019. OAR opposed the bill, but it sailed through both Chambers with only perfunctory hearings and no opportunity to amend.

Legal Hotline Q&A
Question: I still have some agents that are walking neighborhoods, sometimes just putting an item of value on the doorknob or step and sometimes they knock on the door. My question surrounds a “no solicitation” sign posted on the front door or somewhere else on the house.  Is simply placing an item of value on a step without knocking on the door violating the “no solicitation” posting? Should I advise my agents to stay away from homes with “no solicitation” signs posted?

Answer: What “no solicitation” signs do legally is remove the implied permission to go onto another’s property.  The usual custom, coupled with a front door and a sidewalk implies the permission to enter for limited purposes.  Otherwise, stepping onto another person’s property for any reason would be trespass. When a “no solicitation” sign goes up, the owner is limiting the implied permission to come on the property.  The permission is withdrawn for anyone with a commercial purpose.  If all your agents did was leave an anonymous gift on the front step you might be able to argue the purpose was not solicitation.  If, however, your “gift” is tied to your business (including a business card or business address and phone number), then your purpose is solicitation and your entry would likely be considered trespass.

Jenn Limoges
This month we spotlight OAR member Jenn Limoges from NAI Cascade in Bend, Oregon. Jenn got her initial start in Commercial Real Estate, CRE, in the late 90's working as a receptionist for a commercial property management and leasing firm in Bend. Jenn became involved in finding and leasing spaces for a business development in Seattle and Phoenix. In 2013, she moved back to Bend to become a Broker, "I wanted a new challenge. I wanted the freedom to make a great living and set my own hours."

Jenn was interested in expanding her skills in real estate by taking the CRE designation. Her advice to anyone interested in commercial real estate, "Have two years of income saved up and get a mentor." She adds that it is also beneficial to specialize and choose a specific vertical of CRE if your market is large enough.

She believes it's important to get involved in the industry. She has been on the board of Central Oregon Association of REALTORS® for the past two years, a committee chair for the past four y ears and has attended most National Association of REALTORS® conferences over the last four years.

Earlier this year, Jenn accepted an award from NAR for achieving the 5-star accreditation for COAR Commercial Committee. For those wanting to do more she recommends, "get involved in committees and organizations where y ou can make a difference."

Jenn loves the outdoors and spends her free time skiing, snowboarding, hiking, running and reading. Her bucket list includes traveling, traveling, and traveling. Here's to traveling the world, Jenn!

HOME Foundation Grants Now Open
Another year of successful fundraising has allowed the Oregon Association of REALTORS ®  HOME Foundation to make available grants of up to $5,000 to qualified recipients, to be initially selected by local Associations/Boards. Grant applications are due by December 2, 2019 and will be awarded and distributed by mid-December.

Since it’s beginning in 2004, the HOME Foundation has been collaborating with organizations intent on helping Oregonians achieve the dream of owning their own home and have contributed over $1.5M!
