Legislative Update for Oregon Realtors®
In the face of significant public opposition, Senate Democrats advanced the highly-controversial cap and trade bill with a parliamentary move by the Senate President to negate the no vote of fellow Democrat, Senator Betsy Johnson. Senate Republicans repeatedly stated their intent to deny a quorum without a referral to the voters of Oregon in November. Once again denied the opportunity to amend the bill, including the rejection of a referral, Senate Republicans did in fact leave the legislative building following the vote.

Legal Hotline Q&A
Question: I am representing the seller in a residential transaction. We are under contract, and also have a back-up offer. We are within the inspection period. The buyer submitted a repair addendum, which we rejected. Buyer then submitted, on a standard addendum, a proposal to drop the purchase price (without reference to the repairs). We rejected again. Are we out of contract, and can we move forward with the back-up offer?

Answer:  No. The buyer’s repair addendum and the separate addendum requesting a drop in purchase price are both offers to amend the existing contract that you have already agreed to. By rejecting those offers, neither party has terminated the transaction or modified its terms. The buyer is simply trying to negotiate to amend the contract. The buyer and seller are both still bound to the contract and its original terms unless/until the buyer delivers written unconditional disapproval of buyer's inspection report(s) by the end of the inspection period.

Member Feature: Eduardo Reyes
Eduardo Reyes is a Real Estate Broker for John L. Scott Real Estate in Happy Valley. Eduardo is new to the industry and just joined a year and a half ago.

"I wanted to be my own boss, make my own hours, and I love real estate," says Eduardo.

Eduardo has already been awarded Rookie of the Year by East Metro Association of Realtors® and John L. Scott, President Elite, for making $10 million in volume in his first year of real estate

His advice to those just starting out, "Don't give up, work hard, be humble, and play fair! There is too much unnecessary competition; there is enough to go around for everyone." 

Outside of real estate, Eduardo is an actor. He's been in a couple movies and has done over 25 T.V. commercials. He also models and is a hip-hop dancer.
     
On his bucket list? He would love to one day travel to Paris and make the Forbes 30 under 30 list .
