Dear Taxpayer:
On October 3 of this year, the City will move all its taxes and fees to the Philadelphia Tax Center. You must use this website to file and pay your Use & Occupancy Tax from now on.
Beginning October 3, you must:

File and pay Use & Occupancy Tax ONLY on the Philadelphia Tax Center
- Continue to file and pay monthly. The next due date is October 25, 2022
While you don't need to create a username and password to pay taxes at the Philadelphia Tax Center, you must be logged in to file your Use & Occupancy Tax return. If you haven't done so already, please visit the Philadelphia Tax Center now to create your username and password and request your verification letter. You must verify your identity to be granted access to your accounts if using the Tax Center for the first time.
Paying Use & Occupancy Tax online does not satisfy its electronic filing requirements. You will receive a non-filer notice if you only pay online and fail to file Use & Occupancy Tax returns electronically.
The payment and filing frequencies for Use & Occupancy Tax remain the same. The next Use & Occupancy Landlord Tax filing and payment due date is October 25, 2022. However, we recommend you take three actions this week:
- Visit the Philadelphia Tax Center and bookmark its web address: tax-services.phila.gov.

Ensure your mailing address with the Department of Revenue is up to date. To switch over to the new site, we mail you a physical letter with a verification code. Need to update your address? Use this form: www.phila.gov/tax-change. Unsure what we have on file? Call (215) 686-6600.

Create a username and password, and request your verification letter. It may take 5-10 business days to receive the letter, but this one-time process helps us keep your personal and tax information safe.
If you have not received your verification letter by October 20, you can pay your Use & Occupancy Tax at the Philadelphia Tax Center as a guest. To do this, select one of the payment options in the "Payments" panel on the homepage.
