Obion County Named a Best Place to Retire:
Livability recently released the best places to retire in Tennessee, and Union City made the list stating, "Union City has plenty to do, including the state-of-the-art Discovery Park of America Museum and the White Squirrel Winery. In addition, it offers several different active adult communities and assisted living facilities. And, because of its smaller population, the tight-knit community here is unrivaled." Obion County, Tennessee Expands Retail Recruitment with Retail Strategies:
|
BIRMINGHAM, AL (November 12, 2021) –The Obion County Joint Economic Development Corporation has chosen Retail Strategies, the leading national community development firm, to develop and execute a retail recruitment strategy for Obion County with a focus on Union City. Union City previously partnered with Retail Strategies as participants in Retail Academy through a TNECD grant in 2019 and 2020.
“The goal of our corporation is to give support to our residents while doing our part to ensure the continued growth of Obion County,” said Lindsay Frilling, CEO of Obion County Joint Economic Development Corporation. “I have had experience with Retail Strategies in the past as a participant in Retail Academy. The team at Retail Strategies is a reliable and trusted partner when it comes to retail recruitment and outreach to commercial real estate professionals. We look forward to the fresh approach they will bring to retail development in Obion County.”

“Obion County and Union City have been actively involved in retail recruitment and now it’s time to take a deeper dive on investing in retail retention and growth,” said Lacy Beasley, president of Retail Strategies. “Coming off of COVID‐19 disruption, a great deal has changed in the industry. It’s the right time for Obion County to focus on outsourcing national retail recruitment by partnering with Retail Strategies. Retail Strategies has identified over $130 million dollars of goods and services are leaving the Union City retail trade area annually through retail leakage. We identified several retailers and restaurants to prospect for business recruitment. Retail Strategies has successfully worked with Martin and several other Tennessee communities for several years. We are excited to further those relationships and continue working to develop Obion County.”
Through the new partnership, Retail Strategies will perform a real estate market analysis of the businesses located in Obion County and identify areas of opportunity with expanding businesses. The Retail Strategies team will work hand in hand with community leaders to help them understand their market and highlight opportunities for infill. Additionally, the team at Retail Strategies will proactively reach out to potential businesses, property owners, brokers, and developers on behalf of Obion County Joint Economic Development Corporation.

Development Spotlight:
Downtown Union City
In the early 1900s, the Nailling building in Union City, Tenn. was one of the most modern office buildings in the region. While the outside was brick and stone, the interior featured imported tile, beamed ceilings and elaborate fresco flooring. The owner of the building, Dr. W. A. Nailling, operated his office in three rooms of the first floor that was also occupied by Oliver’s Red Cross Drug Store. Today, that building is being given new life by David Ring, the great-grandson of Dr. Nailling. Ring, who calls Massachusetts home, and real estate developer Ethan Watson-Hogan share more about their vision for the building, historic preservation and how strategic improvements and a long-term plan can lead to expansion and development of entire downtown. Listen to their episode of Reelfoot Forward: A West Tennessee Podcast.

I-69 Updates:
According to the Tennessee Department of Transportation, the section of I-69 that runs
alongside Discovery Park of America from a little northwest of the former Wingfoot Golf Course to Reelfoot Avenue was the first of three projects that encompass the I-69 loop around Union City. The section to the southwest down to US 51 was the second section. Both segments have been completed up to final grading and paving has began. TDOT anticipates that all three segments will be completed and paved by fall of 2023. This will open the entire Union City loop. The remainder of the project, including the exchange in Fulton and the section south of Union City all the way to Dyersburg, are currently in various phases of development.
