Behind the Greens: Managing the Heat of the Season

As July settles in, the course enters one of its most demanding stretches of the year. Extended periods of heat, limited rainfall, and increased play all place added pressure on the turf—requiring a careful balance between performance and protection.

When Conditions Dry Out

Periods of drought introduce a different kind of challenge. With less natural moisture available, turf systems must work harder to maintain stability, and recovery slows significantly compared to spring conditions.

In these environments, every decision becomes more intentional. Maintenance isn’t about pushing surfaces to their limits—it’s about preserving turf health while maintaining the consistency players expect.

Water, Used with Restraint and Precision

Irrigation during dry stretches is less about replacing what’s missing and more about managing how the turf responds. Overwatering can weaken root systems and soften playing surfaces, while under-watering increases stress and reduces resilience.

The team monitors moisture levels closely and applies water only where and when it’s needed—often targeting specific areas rather than entire sections of the course. This measured approach helps maintain firmness while protecting the long-term health of the greens.

Adapting to Wear and Stress

Drier conditions, combined with peak-season play, can accelerate wear in high-traffic areas. Greens, approaches, and tee boxes require subtle but ongoing adjustments—whether through rotating hole locations, repositioning tee markers, or modifying daily maintenance routines.

These small changes allow the turf time to recover, even when growth is naturally limited.

Playing the Long Game

Managing through drought conditions is not about short-term perfection—it’s about sustainability. Every decision made in July supports how the course will perform in late summer and into the fall.

At Occano, maintaining exceptional conditions during dry, high-pressure periods requires patience, discipline, and a deep understanding of how the course responds under stress. It’s a quieter kind of precision—one focused on balance rather than extremes.

Because even in the toughest conditions, great golf doesn’t happen by chance—it’s carefully managed, one decision at a time.

Occano At a Glance

Golf Operations

Occano continues to build on its strong start to the year, with momentum carrying through the first half of 2026. Through June, year-to-date revenue is up 34% compared to the same period in 2025, driven by growth across golf operations, memberships, food and beverage, merchandise, and stay-and-play activity.

Course utilization remains equally strong. Total rounds played, including both public and member play, increased 36% year-over-year through June, reflecting growing awareness of the community and sustained demand for the golf experience. Public rounds and member play have both contributed meaningfully to this growth, while average revenue per round has continued to improve.

As we move through the peak summer season, management remains focused on delivering an exceptional experience for members and guests while capitalizing on the increasing interest in Occano's golf, resort, and lifestyle offerings. Current demand trends remain encouraging and position the club well for continued growth through the balance of the year.

Real Estate

Real estate activity accelerated during June, highlighted by the closing of five developer homesites totaling approximately $550,000. This strong month contributed to continued momentum across the community as interest and buyer engagement remain elevated.

Over the trailing twelve months, Occano has completed 12 transactions totaling approximately $2.1 million, reflecting steady demand and growing awareness of the community. Discovery tours, prospect engagement, and overall visitation continue to trend positively, supported by increased exposure generated through golf, resort amenities, and community programming.

As we move through the peak summer selling season, the active sales pipeline provides a strong foundation for additional closings and continued absorption of developer inventory in the months ahead.

Tournament & Event Spotlight

June was an exciting month on the course, with members and guests visiting Occano from across the region and around the world, including the Outer Banks, Virginia, Pinehurst, Great Britain, Germany, and New York. Our Wednesday Night 2-Person, 9-Hole series continues to grow in popularity, bringing members together each week for friendly competition and camaraderie.

Occano was proud to host several notable events throughout the month, beginning with the Women’s Eastern Golf Association (WEGA) Championship, where 18 of the nation’s top-ranked amateur golfers competed over 54 holes. Founded in 1906, WEGA is one of the oldest and most prestigious women’s amateur golf associations in the country.

Later in the month, we welcomed the Tunnel to Towers Foundation Golf Tournament, supporting the organization’s mission to provide mortgage-free homes for the families of fallen military service members and first responders, while also helping veterans experiencing homelessness secure stable housing and critical support services.

The month concluded with the Jack Evans Edenton Steamers Memorial Golf Outing, which brought 72 golfers to Occano for a day of competition and community. Congratulations to Team Kellogg Supply for capturing the title with an impressive net score of 51.

From championship-caliber amateur golf to meaningful charitable events and member-favorite competitions, June showcased the diverse events and experiences that continue to make Occano a special place to play.
