Greetings!

October has arrived with haunted houses, jack-o’-lanterns, costumes and plenty of things that go bump in the night. At Oak Realty we enjoy a good Halloween scare, but surprises in a real estate transaction are another matter as this month's feature article reveals.

After months of strong results we are heading into the 4th quarter ready to conjure up even more success for our clients. For anyone buying a new home or preparing to sell, our experience will help keep the frightening twists where they belong: in the Halloween decorations.

Oak Realty is always here for you when you are ready to Make the Right Move©.

Happy House Haunting,

Steve, Pam and Ed

A Frighteningly Close Call

Expertise Is Your Best Protection

Oak Realty recently represented a buyer purchasing a parcel of land that had been legally listed for sale by an agent working with someone who appeared to be the owner. The offer was accepted, identities were verified, title was reviewed, and the closing documents were completed. Yet the “seller” did not own the property. His identification was fraudulent, his signatures were forged, and a bank account had been opened to receive the proceeds.

Before the buyer’s funds were released, the attorney representing the purported seller stopped the transaction because something did not feel right. Further investigation exposed the fraud and protected the buyer from a substantial financial loss.

This transaction underscores the value of working with Oak Realty. Experience extends far beyond preparing an offer or managing paperwork. It means knowing the process, understanding who should be involved, maintaining communication throughout the transaction, and recognizing when additional questions need to be asked. As artificial intelligence makes fraudulent documents and identities increasingly convincing, that level of professional oversight matters more than ever.

Oak Realty brings experience and sound judgment to every transaction, helping buyers and sellers navigate increasingly complex risks with knowledgeable professionals working on their behalf.

The forms and technology are tools.

The professionals are the safeguards.

Our Pick Was Pure Art Deco Glamour

Oak Realty was on hand at the Kidde-Fenwal Car Show in Ashland on September 12 and had the honor of selecting a sponsor’s choice winner from more than 360 vehicles.

Our pick was an absolute stunner: a 1937 LaSalle Sport Coupe owned by Kevin Cornish of Waltham. With its Art Deco styling, eight-cylinder engine, and original price of just $995, this remarkable classic looked ready for an evening gown, tuxedo, elbow-length gloves, and a very elegant cigarette holder.

The 14th annual show raised a record $35,000 for the American Cancer Society. What an outstanding achievement for this Ashland tradition!

Dine on the Dark Side at Chop’s Diner

Join the undead at Chop’s Diner, an interactive dinner theater experience benefiting the MetroWest YMCA. Set at the YMCA Outdoor Center in Hopkinton, the evening turns every guest into a Deadwoodville High alum returning for one unforgettable reunion.

Catch up with the cheer captain who never stopped cheering, the janitor who never forgot a face and the theater kid who still hasn’t realized he has no talent, just to name a few.

Enjoy a family-style dinner alongside classmates who seem strangely familiar.

The food is extraordinary. Nobody asks what’s in it.

Adults: $50 | Youth 17 and under: $40

Recommended for ages 12+

All proceeds benefit the MetroWest YMCA and its work throughout the community.

Grab your tickets before they disappear.
