One BSCHT RiverView Apartment Available for Rent

The Housing Trust only has one apartment left in its two buildings at RiverView.


This three-bedroom apartment will rent to a household at 50% of the Area's Median Income. If interested, please review the BSCHT RiverView Income Limits chart below before applying.


With the completion of paving and sidewalks, BSCHT anticipates its residents will sign leases starting in mid-August.

LMLC RIVERVIEW APARTMENTS

Lone Mountain Land Company will rent its portion of the project in two stages and has yet to set rental rates. Interested tenants should join the appropriate waitlist below. BSCHT will notify waitlist participants about leasing information once it is known.

  • BUSINESS WAITLIST: The three buildings on the east end of campus contain dorm-style suites with private bedrooms. LMLC anticipates renting the suites to local employers in November as employee housing.
  • INDIVIDUAL WAITLIST: LMLC will lease its two traditional apartment buildings on the west end of campus to individuals working in Big Sky in early 2025. Unlike BSCHT's apartment, LMLC has no maximum income limits since it did not use federal funding.

16 Properties Join Good Deeds; Now Accepting Applications

BSCHT’s newest program reclaims housing inventory by purchasing permanent deed restrictions on existing properties for up to 20% of the appraised value. The restriction transfers at resale and requires one full-time local worker to live in the home continuously.


Good Deeds recorded its first restriction in September 2022, and as of this month, there are now 16 properties scattered across Big Sky with local workforce restrictions.


Applications to Good Deeds are open for property owners or buyers needing down payment assistance to purchase a home.

Upcoming Homebuyer's Course August 5-7 at HRDC in Bozeman

BSCHT requires all buyers of MeadowView Condominiums or down payment assistance borrowers to take a homebuyer's education course.


HRDC in Bozeman will next offer this class in person on the evenings of August 5, 6, and 7.


Alternatively, interested buyers may take the course online through NeighborWorks Montana.

Thank you, Yellowstone Club Community Foundation, for your 2024 $500,000 grant in support of Good Deeds. Since the program started in 2022, your partnership has helped preserve 16 homes for 36 locals.

HRDC BOZEMAN

The Chamber of Commerce initiated Big Sky Community Housing Trust in 2016 under the umbrella of HRDC in Bozeman. HRDC supported the Housing Trust until it became an independent nonprofit in 2020.


HRDC developed MeadowView Condos and serviced down payment assistance loans for the phase one buyers. They continue to support the Big Sky community through homebuyer education courses, the Big Sky Community Food Bank, emergency housing services, energy assistance, and more.

"YCCF awards over $1.5 million to Big Sky community"


"In its 2024 spring grant cycle, the Yellowstone Club Community Foundation awarded $1,668,500 in grants to 33 nonprofit organizations and qualifying government entities, such as schools and libraries, that serve communities in the greater Big Sky region.


'We are honored to support the great work of local organizations in the Big Sky, Bozeman and greater southwest Montana region that are working to provide food security, housing stability, conservation of natural resources, and accessible mental health care,' Ciara Wolfe, YCCF’s vice president of philanthropy, said in a news release.


YCCF’s spring grant funding focused on five areas: livability, health and wellness, environment, arts and culture, and education. Specific grants will help provide access to affordable housing, no- or low-cost mental health care and high-quality childcare."
