Orange County is Fielding a Great Team

In my speech at the recent Partnership Annual MVP Breakfast, I talked about the outstanding economic development team that now exists in Orange County. As I write this column, I couldn’t help but think of the following quote by famed NBA basketball player and coach Phil Jackson which speaks to the concept of team and how all the members of Orange County’s team are working in tandem to provide jobs and revenue that will ensure a bright future for the county and this region.

The Orange County Economic Development team is one of the best ever assembled.
 
As President and CEO of the Orange County Partnership, I can proudly say that our Board of Directors led by Chairman Michael Gilfeather is very involved in growing business in Orange County. Together, we have assembled a staff that is second to none in New York State: Chief Operating Officer, Megan Matthews; Conor Eckert, Senior Development Officer & Vice President of Business Attraction; Kaitlynn Lancelotti, Director of Business Retention & Expansion and Sarah Nathanson, Marketing Director.
 
Other key members of Orange County’s team that contribute greatly in their respective capacities include:
Steve Gross, appointed by County Executive Neuhaus as the county’s Director of Economic Development in February. Gross came to the position with a very impressive resume. A 25-year Orange County Government employee, he has served in several high-profile positions in county government, including Director of Operations and Cost Control, Assistant to the County Executive, Acting County Executive and for the past 12 years as Commissioner of Human Resources.
Bill Fioravanti, a former staff member of the Orange County Partnership, became the CEO of the Orange County Industrial Development Agency in November 2021. Bill and the IDA Board of Directors have brought transparency and other necessary reforms to the IDA, which serves a critical role in providing incentives to worthwhile economic development projects. The IDA, also known as “the closer” offers incentives that keep us competitive in the marketplace and completes projects.   
Amanda Dana was appointed in 2018 by County Executive Neuhaus as Director of Tourism and Film and President of HV Tourism. In her position, Amanda has helped foster significant revenue growth in the film, hotel and tourism destination sectors. Amanda is also a former Orange County Partnership staff member, having served as Director of Business Retention and Expansion.
Heather Bell-Meyer has been serving as President and CEO of the Orange County Chamber of Commerce since January of 2021. Under her leadership, the chamber continues to grow and is the leading supporter of business in the Hudson Valley region.

In closing, while each office has its own strategy and area of expertise, collectively our mission is job creation and enhancing the quality of life in Orange County. We all work together to do it right.

Orange County Partnership Launches Program to Obtain
Key Information on Available Properties Countywide
Today, the Orange County Partnership officially launched its “Site Inventory Program” (SIP) that will over the coming months, seek municipal government input from across Orange County to determine all the available properties that could be developed in their respective jurisdictions, their infrastructure needs, regulatory approval requirements and what industries would be best suited for those parcels.
 
The Site Inventory Program was first announced at the Orange County Partnership’s MVP Annual Breakfast program held earlier this month at The Barn at Villa Venezia in the Town of Wallkill. Orange County Partnership President and CEO, Maureen Halahan said the initiative will be headed by Kaitlynn Lancellotti, Director of Business Retention and Expansion and Conor Eckert, Senior Development Officer & Vice President of Business Attraction, for the Orange County Partnership.

Orange County Partnership Honors Montgomery Supervisor With Organization’s Top Award—Most Valuable Partner
A crowd of 350 business, civic and political leaders from Orange County and the Hudson Valley were on hand on June 7th for the Orange County Partnership’s Annual Most Valuable Partner award presentation at the Barn at Villa Venezia in the Town of Wallkill.
 
This year, the economic development organization honored Town of Montgomery Supervisor, Brian Maher as its Most Valuable Partner for his efforts in striking the necessary balance between maintaining the town’s identity, while fostering new business growth that will bring hundreds of well-paying new jobs and significant tax revenue to the community for years to come.
 
Orange County Executive Steve Neuhaus, who gave a detailed presentation on some ongoing major projects and county government initiatives, praised Maher’s efforts to unite the Town of Montgomery behind a new Comprehensive Plan that offered the necessary neighborhood protections residents wanted, while at the same time, targeted business growth in sections of the town that will allow it to continue to grow its tax base.

Orange County Partnership’s Eckert Named New York State’s
‘Rising Star’ by New York State Economic Development Council
The Orange County Partnership is pleased to announce that Conor Eckert, the Senior Development Officer and Vice President of Business Attraction for the Orange County Partnership, has received the coveted “Rising Star” award from the New York State Economic Development Council (NYSEDC).
The award was presented to Eckert, who joined the Orange County Partnership in March 2022, during NYSEDC’s Annual Meeting at the Otesaga Hotel in Cooperstown, NY last week.
“The New York State EDC is proud to recognize Conor with the 2022 Rising Star Award. His thoughtful approach to serving his community, combined with his ability to build strategic relationships and his understanding of economic development policy make him the ideal candidate for this award and the future of the economic development industry,” said Ryan M. Silva, Executive Director of the NYSEDC. “Conor ‘gets it’ and we look forward to his continued growth and involvement with the NYSEDC.”

Report: In This Volatile Economy, Planning is Critical for CRE Occupiers
The U.S. economy is facing significant headwinds, particularly rising inflation, continued supply chain bottlenecks, as well as increased labor and material costs. A recently released report by commercial brokerage firm Cushman & Wakefield focused on inflation’s impact on commercial real estate tenants and what obstacles and opportunities exist for businesses as they fine tune their leasing strategies.

Report: Drones Fast Becoming a Tech Must in Real Estate
If you thought drones are a passing technology fad, think again!

Statistics from the Federal Aviation Administration clearly show that drone usage for commercial, recreational and military applications are soaring.
 
In May 2022, the FAA posted the following on the Drone section of its website:
 
“A few decades ago, drones were confined to science fiction or notions of the future. Today, unmanned aircraft systems, or drones, are rapidly becoming a part of our everyday lives. They are quickly increasing in numbers and complexity. The ways we use drones range from recreation to commercial and military applications.”
 
According to the FAA there are a total of 865,505 drones registered, including 314,689 commercial drones and 538,172 recreational drones.

Michael Gilfeather, President & CEO of Orange Bank and Trust Company will be honored today (Tuesday, June 21st) at the Bronx Chamber Golf Outing held at Trump Golf Links Ferry Point.

Garnet Health Announces New Board Chair
Phillip Massengill, MD, FACS
Garnet Health, which includes Garnet Health Medical Center, Garnet Health Medical Center – Catskills, Garnet Health Doctors, Garnet Health Urgent Care, Garnet Health Foundation and Garnet Health Foundation – Catskills, recently named Phillip Massengill, MD, FACS, as Chair of its Board of Directors.

Dr. Massengill is a partner at ENT and Allergy Associates, LLP in Middletown, New York. He attended medical school at Boston University School of Medicine, performed his surgical internship at Walter Reed Army Medical Center in Washington, DC, and completed his residency in a combined training program with Madigan Army Medical Center in Tacoma, Washington and the University of Washington in Seattle. He also served as chief resident at the Madigan Army Medical Center in Tacoma, Washington. After completing his residency, Dr. Massengill was assigned to Fort Bragg, North Carolina and subsequently deployed as the Battalion Surgeon for the 3/504 Parachute Infantry Regiment, 82nd Airborne Division in support of Operation Iraqi Freedom.

Dr. Massengill has many published works, honors, and military awards. He has served in several medical staff leadership positions which include Chair, EENT Department and Vice-President and President of the medical staff at Garnet Health Medical Center. He was the recipient of Garnet Health Medical Center’s 2016 Physician Recognition Leadership Award.

BBG&G Integrated Marketing Creates Award-Winning Brand Guidelines and Social Media Content 
BBG&G Integrated Marketing, a digital marketing agency in Hudson Valley, NY, has been honored with two distinct Hermes Awards in collaboration with Titanium Worldwide for their work on WBEC Metro NY and Greater DMV.

BBG&G Integrated Marketing won the Hermes Platinum Award for the WBEC Metro NY and Greater DMV Brand Guidelines. In the past year, BBG&G and Titanium were tasked with helping WBEC Metro NY and Greater DMV update their website and establish their brand. BBG&G took a fresh look at WBEC and updated their font, colors and imagery to create different identities for the two Regional Partner Organizations (RPOs) – Metro NY and Greater DMV. The new brand kit also outlined new imagery that was more diverse. BBG&G and WBEC Metro NY and Greater DMV collectively noted that Black and Latina women business owners felt underrepresented. Thus, the branding guidelines included the need for better representation.

Tin Barn Brewery Expands to Seneca Lake
Tin Barn Brewing located in Chester, New York recently bought Starkey’s Lookout in Seneca Lake and made it the new home to Tin Barn Brewing FLX which celebrated its grand opening over Memorial Day weekend. Tin Barn is joining a growing trend of downstate breweries that are looking to open a second location in the Finger Lakes or Southern Tier regions.

"A lot of New York area breweries are moving up there for their second location," said Dale Van Pamelen, co-owner of Tin Barn with his daughter Lauren. "This is part of a trend, Rochester became a big beer town and it is spreading out from there."

Even larger brewers are getting into the trend, as in 2020, Magic Hat, one of the first and most successful Vermont-based craft beer brewers, sold their Burlington brewery and moved operations to Rochester.

When it came to the Starkey's Lookout location, Van Pamelen said the timing of everything just seemed to work.
"I'm always on the lookout for property and we are looking to expand, and it was the right time at the right price and it's so darn beautiful, it's stunning," said Van Pamelen. "I grew up in Webster outside of Rochester and that place is very nice."

The Finger Lakes themselves have been one of the key reasons why visitor-based businesses have been looking to locate in the region.

"Sitting by a lake drinking our beer, it's what I want for my customers," said Van Pamelen.
 
Van Pamelen said there are planning to install an expanded outdoor area which will include a large deck and music stage similar to what they have at their Chester location.

"We have been very successful in our first location with live music and events," Van Pamelen mentioned.
A key part of the business transition will be to retain as much of the current staff as possible.

"It's hard to get quality staff... and they have been running it on their own for quite a while," added Van Pamelen.

The current plan calls for the beer to be brewed out of the Chester location and then transported to Seneca Lake. But Van Pamelen expects there will be an expansion in that area too, saying, "eventually we will put in a pilot system."
