Roy Bickford joins our team as a long time, 40+ year, commercial real estate agent. Roy began his commercial real estate career in 1978 in Miami, Florida. He had many successes there, and in 1991 moved north to Vero Beach - where he has resided and worked ever since. During his tenure working in commercial real estate brokerage, Roy has been involved in several golf courses being developed and built--including Quail Valley in Vero Beach, and Eagle's Marsh in Jensen Beach. Handling restaurant sales has been a strong part of his experience - with successful sales including the Lobster Shanty and Mr. Manatees in Vero Beach. Roy has also put together land buyers and sellers throughout his career.
Roy is a lifelong athlete. A graduate of FSU with a BS in Political Science, Roy received a full scholarship to play football with them. He was a successful quarterback and defensive back. Roy wanted to share his athletic abilities and has coached both at the high school level and at the University of Miami as a Graduate Assistant.
Roy now enjoys playing golf and beach living in Vero Beach. But his real passion is helping people to list or sell: land, buildings, and businesses. Tips On How To Increase Home Sale Price

So many times sellers ask what they can do to improve their homes resale value. Remodeling Magazine in their 2020 Cost vs Value Report for the South Atlantic States provided the following areas to improve single family residences to drive up home sale prices (Listed in percentage order of highest ROI):
- Garage Door Replacement --88.7%
- Siding Replacement (fiber/cement)- 80.5%
- Siding Replacement (vinyl) - 76%
- Window Replacement - 73.2%
- Bathroom Remodel - 66.7%
- Roofing Replacement - 68.2%
- Entry Door Replacement - 67%
- Major Kitchen Remodel - 58.7%
It seems that items on the outside or "first impression" items like roofs, siding, windows and entrances rank very high on the list. While kitchen and baths, always deemed to be the very highest interior improvements a home owner can make, are right below that.
We might add that neutral colors in selection of siding, roofs and interior rooms seem to always cause a higher ratio of buyers to be interested in purchasing homes. Many home buyers want a home that's more standard than unique.
In our experience, for kitchen and baths--white or lighter colors which provide a blank palette for the next owner are optimum choices. And while wall paper and bright hues are wonderful to live with once you move in--when you go to sell your home, many Realtors might suggest keeping the color and pattern scheme to a sedate and neutral range of colors and prints.
Let's point out that all of the above mentioned improvements involve sight, or the visual sense. But also important are: smells, and sound. Money invested in neutralizing odors is money that always comes back to the home seller. Other improvements include investing in insulated windows to reduce outdoor noise and keep utility costs down, create a quiet and serene oasis.

Sales & Median Prices Rose In August

Statistics developed by the REALTORS®
Association of Indian River County through its Multiple Listing Service and in conjunction with Florida REALTORS® reflect the following for August 2020/2019.
The Residential closed sales of single-family detached homes totaled 340 units for August 2020. This compares to a total of 311 units in August 2019. The median price of single-family detached homes sold by members of the REALTORS® Association of Indian River County MLS for August 2020 was $265,000. This compares to a median price of $245,000 for August 2019. Current active inventory of residential single-family detached homes total 885 for August 2020. This compares to the active inventory of 1,318 for August 2019.
The Residential closed sales of condominium homes totaled 81 units for August 2020. This compares to a total of 69 units in August 2019. The median price of condominium homes sold by members of the REALTORS ® Association of Indian River County MLS for August 2020 was $156,000. This compares to a median price of $155,000 for August 2019. Current active inventory of condominium homes total 424 for August 2020. This compares to the active inventory of 430 for August 2019.
