We are sending you thoughts of health and well-being during these challenging times. And while every aspect of our lives seems to have changed greatly in the past several months--the real estate market continues to thrive. 

The past few months have seen a surge of Florida sales activity - fueled by low mortgage rates and an influx of buyers from northern states. Prices remain stable, but days on the market has narrowed significantly. 

Residential real estate is robust, while professional office space has seen a slight dip in volume, due to a reduced need for offices. Will this change in the immediate future? We do not know.  Both retail and professional office space tenants will be making decisions very soon on whether to stay or leave--and this change also provides opportunities. Change is always a constant, we just need to keep our eyes on the horizon.

This compares to a median price of $250,000 for July 2019. Current active inventory of residential single-family detached homes total 1,073 for July 2020. This compares to the active inventory of 1,405 for July 2019.

The Residential closed sales of condominium homes totaled 77 units for July 2020. This compares to a total of 80 units in July 2019. The median price of condominium homes sold by members of the REALTORS® Association of Indian River County MLS for July 2020 was $210,000. This compares to a median price of $154,250 for July 2019. Priscilla's Best Meatloaf Recipe Ever
A Meatloaf is the epitome of an all-American comfort food. It's the easy dish that we have all been raised eating for dinner, and then again in our sandwiches for lunch. Here is a favorite recipe by our new team member Priscilla Warren of Priscilla's Best Meatloaf Ever!

A castle with a history of ghost stories is now on the market in Florida. The "Sound Rock Castle," located at 55 Oceana Drive in Key Largo, was built in 1924 and was just the second home in the area, and is now the oldest remaining home in Key Largo. According to the Historical Preservation Society of the Upper Keys, the castle was designed with 3-foot deep walls made with native coral rock, and was originally the home of New Jersey dentist Dr. George Engel. Despite being completely flooded during the devastating Labor Day hurricane of 1935, the home survived. Asking price: $1,550,000. (Source: Creative Loafing)
Vero Beach is home of the “Old Vero Man.” The nickname “Old Vero Man” (or possibly "Old Vero Woman") was given to a rare find of fossilized human bones. In 1915, a Florida State geologist discovered what could be the oldest human remains in North America. The excavation site is a popular tourist spot.
