Aloha!

The quarterly newletters to our OWNERS are a fun way to communicate with our GVR ohana and to share aloha. They also contain important updates and valuable information so please be sure to read through to the end! Mahalo!

As you know we received "Harley" on New Years Day! He is almost 6 months old and everything a puppy should be, sweet and playful with boundless exuberance! He loves his Poipu Kai morning walks and retrieving his sticks from the ocean. Maybe you will encounter Harley on the beach during your next visit!

Welcome Chantel

We welcome Chantel to our GVR team! She is our front desk manager and many of you may already have had an opportunity to talk with her. Chantel has a lot of experience in the property management industry and offers warmth and genuine aloha to everyone she encounters. We are lucky to have her!
Our office is moving!

We are excited to announce that Great Vacation Retreats is moving to Rainbow Plaza in Kalaheo starting May 1st. We are hoping to be completely moved by June 1st. Our time at the Waikomo Road office has come to an end and we are looking forward to having a new office to call our home.

If you are mailing any items, please mail to:

We look forward to seeing you on your way to Waimea Canyon, Kauai Coffee, Salt Pond Beach and Polihale or just come by for a visit so we can share all of the happenings with you. Our maintenance, cleaning and inspection teams will still be in Poipu.
DON'T FORGET! - like your property page on Facebook

Over the next few weeks all of the GVR managed properties will have their own Facebook page. Potential guests will be able to book directly from Facebook. Make sure that you encourage friends and family to like your page and submit content, reviews, Kauai information and Hawaiiana.

Show some love to the GVR ohana by taking a moment to
like everyone's pages.

Sweet Dreams

With the cost of linens having increased over the years, we have found it necessary to raise the linen fee (charged in January and July) for the first time ever. We are only attempting to break-even on this program so you will see an increase on July's statement. We are presently determining the most fair way to assess the charges based on the numbers of bedrooms and baths. We are very particular about the quality of our sheets and towels and are constantly donating the discarded ones to various organizations on Kauai while keeping the quality at the rentals as high as possible for all of our guests.

Keys Keys Keys

One of our LiveRez partners has given us a wonderful idea that we would like to implement into as many properties as possible. Your owner closet key is sometimes forgotten, sometimes you have friends or family staying at your property that you want to have access to your owner closet or we need to get in because of an emergency or tenting. From now on, one key in a magnetic box will be placed at the back of the washer or dryer. All other keys will be placed in the owners closet. That way you will have access to your closet when you need it.
Pricing

Dynamic pricing is here to stay. In previous newsletters I have mentioned how this normal hotel practice has been a growing trend in our industry. Over the past few months we have been changing prices almost daily on some of the properties. We're looking at trends and raising prices when I see bookings going well and lowering pricing to fill in gaps. We have seen a very large increase in revenue using this strategy. Come by to the office and I'll show you the process to my fellow geeks.
Keeping Up in the World of Vacation Property Management

Great Vacation Retreats continues to stay up-to-date with all of the latest and greatest information that is available out there. We hired Guest Hook to rewrite all of our property descriptions and they did an excellent job. We have just entered into a contract with Birdeye who has a phenomenal process for managing guest reviews on multiple platforms (think Airbnb, our site, Tripadvisor, Google, the list goes on and on). We're very excited to get started with them so you will see some changes and more updates as we start using their amazing service.

Linda is attending the Vacation Rental Success Summit in Toronto this May. This is the largest independent conference for Vacation Property Managers and is attended by managers worldwide. Linda and Amy are part of the Inner Circle, a forum started by independent managers and owners worldwide that brainstorms on all things vacation rental. They have a separate meet up at all conferences (including Toronto) and share a wealth of knowledge.

Amy, Keala and Carly will be attending the LiveRez (our software) convention in Phoenix in October. It is a great honor that Linda was personally invited by LiveRez to attend as their guest and she will be teaching a class on Dynamic Pricing at the conference. Well done Linda! This will be our third year and it has been invaluable for us as a company. The brightest minds in the industry show up to help teach all managers how to be awesome. Keala is especially excited as it will be her first trip to the mainland! The Inner Circle also has another brainstorming meet up at this event.
Beach and Baby Gear Rentals

As you know we recently contracted the beach and baby rentals with Ready Rentals. They are working out so well with guests and owners who have used their service and they deliver which is wonderful. They are giving our guests a 10% discount and everything is free for the owners as it was before when we were handling rentals at our office. Please see Rental Gear on our website for more information.

Situated on the southeast shore of Kauai, Mahaulepu is known for its' dramatic coastline and pristine areas. As any online image search will show you, Mahaulepu is characterized by striking scenes of natural beauty and it is home to many threatened and endangered species. Experiencing Mahaulepu is a special treat for visitors and an ongoing delight for residents.

A planned industrial dairy threatens to ruin the fragile ecosystem of Maha'ulepu. Friends of Maha'ulepu is a group of ordinary citizens united to resist this planned pollution and desecration of one of the loveliest areas of our unique island. Please support their effort to preserve the beauty of Mahaulepu for all who enjoy it.
