Aloha Owners!

It's another beautiful summer day here on the south shore.
There are two weeks of holiday remaining before our island keiki return to school, however, most mainland school districts only resume at the end of August. We have seen an influx of summer visitors and are definitely in the middle of our peak period of arrivals with our staff ever so busy, busy, busy!

We are loving our initial stock of professional drone photographs. We have updated your property web pages and social media pages where applicable to include these amazing aerials of the south shore and the various condominium communities that we have filmed so far. We are in the process of making short videos that incorporate the drone footage to highlight various topics for our guests such as 'traversing the greenbelt from Shipwrecks to Poipu Beach' and exploring 'Kiahuna Plantation and Poipu Beach Athletic club'. Visitors, especially Millennials, appreciate these visually stimulating and informative clips and we are constantly evolving our marketing in ways that encourage visitors to click and "Book Now".

We especially appreciate the aerial (pic above) of the beach fronting Kiahuna plantation. This is a special place that invariably finds us on most weekends and early evenings as long boarding at 'Sheratons' is a favorite for our Kauai surfergirls. They can never get enough of surfing this fun and gentle break.

Tourism Forecast

According to the Hawaii Tourism Authority stats for Summer visitor arrivals for 2016, Kauai had a total of 114,115 visitors for June peaking at 120,166 for July and dropping to 104,838 for August. The latest published stats show May 2017 at 104,882 visitors and we look forward to comparing the figures for the next three months.

So far this year, the four larger Hawaiian Islands saw growth in visitor spending and arrivals in May, and Kauai and the island of Hawaii both recorded double-digit growth in visitor spending for each of the first five months of 2017.

Forecasts-2nd Quarter 2017:

DBEDT revised its projection on Hawaii's tourism sector slightly upward as it has been showing a better than expected performance. Visitor arrivals are now expected to increase 2.0 percent in 2017, 0.5 of a percentage point above the previous forecast. The forecast for visitor days in 2017 increased 0.8 of a percentage point to 2.2 percent. The forecast for visitor expenditure growth in 2017 was revised upward to 5.1 percent, from 2.9 percent growth projected in the previous forecast. For 2018, the growth rate of visitor arrivals, visitor days, and visitor expenditures are now expected to be 1.5 percent, 1.4 percent, and 1.9 percent, respectively.

Brenneckes beach. Another reason to love Kauai - wherever you go there's always room for your beach umbrella and to spread your party out across the sand without feeling overcrowded!

Welcome to Pili Mai 12-I

We are presently creating on-line guest books for each property.
As soon as they are complete, we will send you your link so you can look them over. Please feel free to write a personal welcome to your guests (email to Linda) and we will add it into the book with a photo if you like.

On-line books are more likely to be read, easier to update and the guests will be able to view them BEFORE their trip and during their trip. They can save them to their phone, iPad or computer so even without WiFi they are there to guide them. We are adding some wonderful information and pictures to assist the guests in having the best vacation ever as well as some of the mundane information like wifi passwords and where to take the trash.

We are delighted with the progress and looking forward to presenting them to our guests!  Here is a sneak peak of the work in progress:

Birdeye - Online Review Management

When was the last time you used an online review to make a decision on a purchase? Probably recently! Offering real time online reviews are a must for a vacation rentals' success. The major listing sites ( VRBO, TRiPADVISOR, AIRBNB) are also making reviews a major factor in a listing presence and ranking. GVR has been asking for, and in real time posting reviews for guests for years now but with our new contract with Birdeye (an online review and reputation manager) our reviews are even easier to generate and push to all the major social media sites and Google. This means reviews across multiple platforms with the goal ranking higher on search engines because they are favoring reviews and content over dated SEO practices.

DON'T FORGET! - like your property page on Facebook

Have you seen your property's Facebook page? Just log onto Facebook and type your property name (i.e. Regency 810 or Hale Pohaku Kai) to see your property's page.  We will be posting guest reviews to the property pages and adding photos and videos as we take them. If anyone would like to be involved in adding content, we will happily make you an administrator on your property's page. Email Linda  to let us know.

Here is an example Facebook Property Page. The owner could improve upon this by encouraging positive reviews by family and friends familiar with the condo and by adding pictures and posting  regularly. Adding content, such as sunset photos or pics of the area from past visits to Kauai, helps to promote the property.

Please take the time to "like" some of our other properties' pages, too. Mahalo to the Owners that have already done this.
If you missed the list of owner Facebook links we shared previously let us know and we will be happy to provide it!

All settled in our new office at Rainbow Plaza

We are enjoying our spacious new location and definitely appreciating the central air conditioning this summer! If you have not already done so we look forward to you dropping by!

We would like to welcome Mark Ruiz to our Maintenance Team and extend a big thanks to Ron Ryan, our Maintenance Supervisor, for his continued hard work. Troubleshooting and responding to maintenance issues in a timely and professional manner goes a long way towards guest satisfaction and complimentary guest reviews.
