Aloha Owners!


May Day, also known as Lei Day, celebrates the making and wearing of the flower lei. We wish you could share in the heavenly tropical scent of the beautiful double strand pikake lei in this picture! We love Blue Orchid Flower Shop in Koloa for their intricate custom leis and beautiful flower arrangements we often use to welcome your special guests and repeat guests! 

For elementary school kids in Hawaii, May Day is a day where parents come to see their children perform Hawaiian mele and songs from Polynesia, hula and traditional chants. These celebrations are hosted on various days through out the month at different schools across the island chain. May is also the month of Graduation celebrations where students are piled high with lei until you can barely see the tops of the heads! Thank goodness we live on the Garden Island where flowers are in steady supply!

Koloa Elementary School May Day


Ohana is family in Hawaii - a lei of aloha surrounds you and me!

The May Day celebration at Koloa Elementary School is the highlight of the month! Our island keiki learn and perform beautiful songs and hula that represent their island plantation heritage and Hawaiian culture. 

This year the teachers surprised the students with a beautiful hula of their own led by Kumu Rachel!


GVR Owners Update:


New Owner Statements

You have probably noticed that there is a different look to our monthly owner statements. When you go into the Owner Portal you will not click on the usual Statement area. Just to the right is the Live Trust Statements. That has your statements and the year to date information has been updated as we were doing the old and new system concurrently for the first quarter.

The Sales Cycle report is temporarily turned off while our software company works on an error that has been putting the airbnb fee into the owner income, They are working to fix this and the report will be available again as soon as they do. Sorry for the inconvenience.

Owner Reservations 

You know that you can make your own reservations through the owner portal, right?

When you have a friend or family member coming, please make an owner reservation and then email Linda Sylvester at linda@greatvacationretreats.com with their name, email address and dates. She just needs to know how much you are charging them a night or if there is no charge and who is paying for cleaning. She will send them a guest agreement and then your guest or family member will receive all of the necessary and fun information for their trip including the on-line guest book, a code to the electronic lock if your property has one and great information about the island. Keep in mind that when the owner reservation is removed to put in the guest reservation you will receive an email saying that your reservation has been cancelled. 

Flood Relief 

Mahalo to the Owners who donated to the Flood Relief. The impact was not large for the Great Vacation Retreats managed properties, but the Island is still recovering. There are about 30 homes that were majorly impacted in Koloa next to the by-pass road with the majority of the damage in Haena and Wainiha. If you would like to donate we recommend: 


Welcome to our newest GVR Family members!

We are so happy that Angela Ono has joined our GVR ohana as our Admin/Maintenance Manager. Angela will help to streamline all maintenance issues and provide assistance to our hard working maintenance technicians who are out in the field servicing our rental properties :) We have added an additional Maintenance Tech, PJ Silva, Jr on board along with Laura Montes, Lead Inspector!

Keeping it Cool!


Most vacation condo properties on Kauai rely heavily on the island tradewinds and multiple ceiling fans to keep cool in the summer.  Guests frequently request additional standing fans, especially when there are no tradewinds and the humidity becomes unbearable.  Typically only hotel rooms, new developments such as Koloa Landing and Pili Mai, and a few private homes provide the luxury of chilling out with A/C. 

Visitors, however, are becoming increasingly more demanding in their request for A/C. We have had guests check out of their rentals because of a lack of ventilation and no A/C. Hot, sweaty and uncomfortable guests are grumpy guests and we have seen an increase in scathing reviews lamenting the heat especially in west facing properties that get baked in the afternoon sun. 

For this reason, condominium associations are embracing changes to their bylaws to allow for the installation of A/C. Recently on the South Side, Poipu Shores, Kuhio Shores and Nihi Kai allow owners to install A/C in individual properties. While it is still a new process we estimate that apartments that offer this essential comfort to their guests can expect to see at least a 15% increase in income. A more accurate analysis can be performed when we can compare annual statements.

Installing central A/C is an expensive option especially with the high cost of electricity. Many owners are choosing split A/C instead, which allows separate A/C units to be installed in a select amount of rooms that can be controlled individually.
 
We highly encourage owners to install A/C, if possible, in order to retain a competitive edge and to meet the high guest demand for what is becoming an expected amenity and a necessity for vacationers in Hawaii.

Recently Keala, our office manager, received this unexpected gift from our awesome Owners at Nihi Kai to let her know that they appreciated all of her assistance with their brand new A/C installation. They are a test condo for the Nihi Kai Association that is also getting on board the A/C train. Don't get left behind! We will gladly assist you in getting your property chilled and ready for your summer guests. 

Outdoor Living


Currently under construction, this beautiful Ipe deck with custom benches is a great addition to this Poipu vacation home. Guests have an inviting area to relax in the shade of the Plumeria tree. Add some twinkling solar lights, some comfy outdoor cushions, gather the family and fire up the grill!

Tropical plants and fish swimming in a bowl can be a delightful and unexpected personal touch. We will soon be offering these unique fish ponds in an array of large jewel toned ceramic planters to enchant your visitors. These little ecosystems also help to keep the mosquito population down as the fish eat the larvae.

First Quarter Tourism Stats


Kauai had 125,330 visitors in March, up 22 percent over March 2017. For the first three months of this year, Kauai had welcomed 338,572 guests, a 14.3 percent increase from the same time frame last year.  Visitors are spending more, too.
In March, Kauai visitor spending totaled $177.3 million, a 15.7 percent increase over March 2017. For the first three months of this year, visitor spending was at $526.5 million, a 5.9 percent increase over the same three months last year.  All four larger Hawaiian Islands realized growth in visitor spending and arrivals in the first quarter compared to a year ago.

Southwest Hawaii Bound

Southwest Hawaii flights are scheduled to start just months from now! They intend to serve four of the Hawaiian Islands (Oahu, Maui, Kauai and the Big Island) from California. Specific routes are not yet available for purchase but their intention is to begin Hawaii non-stop service from Oakland (OAK), San Diego (SAN), San Jose (SJC), and Sacramento (SMF)
Horton Selfies!


Horton will be 7 months old on Sunday! He weighs 95 pounds and his standing eye level is already up to Amy's ribcage with his back at her waistline. It is like walking a miniature horse! He likes to sit on the lawn in front of the Beach House and watch his "sister" Presley surf! He is a lover-boy and never misses an opportunity to plant an unexpected kiss!
