PRESIDENT'S MESSAGE

"Catch a wave and you're sitting on top of the world!"

-The Beach Boys

That line captures the feeling of summer for me - warm sun, good vibes, and time with the people we love. There's something about this season that lifts our spirits and reminds us to slow down and enjoy the ride.

Right now, I'm especially grateful that my youngest son is back for the summer from studying abroad. Having my family close again is the best part of my summer so far.

Things are in full swing at Partners. We've welcomed some fantastic new team members and new communities. Thank you for being part of what makes this so meaningful.

In this issue, you'll find cool recipes, company updates, Partners' book club picks, team shout-outs, summer movie recommendations, and more.

As always, we'd love to hear from you. Got a question, idea, or topic you'd like us to explore next time? Just click the "Comments" link below. We're here and happy to help.

Wishing you a safe, sunny, and joy-filled summer!

PARTNERS' BOOK CLUB

NIGHT WATCH

by Jayne Anne Phillips

Oh, how I loved this book. It's written in a most unusual and intentional manner - there are no quotation marks and people spoke very differently back in the 1800s. But trust me, once you immerse yourself in the cadence of the story, it will not let you go. I read it a second time and enjoyed it even more!

BOARD MEMBERS

Mark your calendars!

Partners Community Management will be sponsoring CAI-GLAC'S next Board Leadership Workshop over two Saturdays in October (the 4th and the 11th). These workshops are always informative and will help you become a more informed and effective leader. If you're intersted in attending, mark your calendars and we'll keep you updated as we get more information.

SUMMER RECIPES

Guaranteed to cool you down!

ICE CANDY - Here's Radiya's nostalgic nod to a childhood favorite. Pour your favorite fruit juice into a narrow plastic bag and freeze. It's like a homemade Otter Pop and it will cool you down immediately.

PARFAIT - From Candice, we've got another childhood favorite. You'll need a 6 oz. box of strawberry Jello, 1 quart of Vanilla Ice Cream, and Heavy Whipping Cream. In a large bowl, pour 2 cups boiling water over the powdered Jello. Stir until Jello is completely dissolved - at least one minute. Add one quart of vanilla ice cream to the hot mixture and stir until completely melted. For individual servings, pour mixture into ramekins or cups and refrigerate until set - several hours or next day. Add a dollop of whipped cream on top when serving. For pie, make your own pastry crust or bake a Marie Callender's or Pillsbury frozen pie crust. Let crust cool completely. Pour parfait mixture into crust and refrigerate until set - several hours or next day. For whipped cream, whip your whipping cream with a teaspoon of vanilla and 1-2 tablespoons of powdered sugar until peaks form. Spread it over your pie. For cups or pies, feel free to add fresh strawberries on top and/or mix fresh strawberry slices into the parfait mixture about 10 minutes into the setting process.

MIXED GREEN AND APPLE SALAD - Carmen loves the versatility of this salad. You'll need 2 crisp apples thinly sliced; 4 cups spring mix/romaine lettuce; 1/2 cup sun dried tomatoes, chopped; 1/2 small red onion, thinly sliced; 1/4 cup sunlflower seeds, walnuts, or almonds. Optional: Add grilled chicken to make this a meal. For the dressing, you'll need: 2 tablespoons fresh lemon juice; 3 tablespoons olive oil; 2 tablespoons fresh parsley, chopped; and 1 tablespoon fresh dill, chopped. Mix dressing ingredients together and you've got a healthy meal to go with Radiya and Candice's sweet treats!

SUMMER BLOCKBUSTERS WE LOVE

Past and Present

Our team definitely loves the movies! Whether they're reclining in a darkened movie theatre surrounded by other movie-goers with popcorn and Milk Duds on their laps, or sitting at home on the couch with the shutters closed and REAL butter on their homemade popcorn, here are their suggestions for the best summer movies of all time!

IN THEATRES NOW:

F1

Brad Pitt is on his game in this fast-paced, action-packed film about Formula 1 racing! Lontrice and Candice can attest to this!

Mission Impossible: Final Reckoning

Tom Cruise always delivers and this is no exception - talk about edge-of-your-seat excitement! Candice loved it!

How To Train Your Dragon (Live Action)

Great for parents and kids - Mary and her daughter both loved it!

STREAMING:

Beauty And The Beast

A classic and Freda's favorite.

Goonies

Definitely and oldie but a goodie, it's Priscilla's favorite.

Inside Out

Heartwarming and creative, this movie hit Radiya "right in the feels"!

Inside Out 2

Sherry highly recmmends this movie, saying it's fun and meaningful.

Jaws

This movie still makes everyone think twice before going for a swim in the ocean and it's where the term "summer blockbuster" originated.

Raiders of the Lost Ark

Brilliantly written with a handsome, adventuring professor, this film is an homage to movie-making of yesteryear and is one of the best films ever made!

Beverly Hills Cop

Bad guys, good guys, swagger, and humor, this movie cemented Eddie Murphy's place in Hollywood history.

THE PARTNERS FAMILY CONTINUES TO GROW!

INTRODUCING OUR NEW EMPLOYEES

Francis Molina, Community Manager

Francis joins us with a strong background in customer service, administration, and labor compliance. As a member of the team supporting and collaborating on multi-milion and multi-billion dollar projects for LAX and Harbor UCLA Medical Replacement Program, Francis earned awards for outstanding ahievements and she brings this same enthusiasm and intention to her role as a community manager. When she's not working, Francis enjoys spending time with her dog, trying out new recipes, exploring new restaurants, learning about skincare and makeup, and creating content for social media.

Richelyn Caldeo, A/P Specialist

Richelyn brings over 12 years' experience in the oil and gas industry, with specialties in accounts payable, accounts receivable, budgeting, financial reporting, and SOX compliance. In her off-time, she enjoys simple moments like taking walks and gardening with her parents - it's an opportunity to slow down, stay connected with nature, and have quality time with her family. She also enjoys traveling and exploring new cultures and creating unforgettable experiences. Although she has a soft spot for Korean and Japanese dramas, she recently discovered a deeper appreciation for Chinese dramas.

Sherry Panadero, Customer Service

Sherry is an experienced Customer Service Lead with nine years in customer service. She is skilled in managing teams, resolving complex issues, and improving service quality. When Sherry unwinds, she enjoys organizing, watching rom-coms and action dramas, or deep-cleaning her home - especially when her mind feels cluttered. For Sherry, there's something calming about creating order - whether it's on a spreadsheet or in a living room. She is all about finding small moments of peace and balance and she brings that same energy to the way she works.

Radiya Abdulhamid, Customer Service

Radiya is an excellent communicator with over three years' experience in the customer service industry, which includes technical support, analysis, problem-solving, billing concerns, quality control, and appointment setting. She truly enjoys her career as a Customer Service Representative where she works with our customers to answer questions and resolve issues. In her off-hours, Radiya enjoys watching anime and movies, playing mobile games, hanging out with her cousins, and searching for new crochet patterns - which is where she gains inspiration for her future projects!

FRANCIS, RICHELYN, SHERRY AND RADIYA -

WE'RE THRILLED TO HAVE YOU

ON OUR TEAM!

SURE COULD USE A LITTLE GOOD NEWS...

Mary has officially joined the CAI-GLAC Programs & Expo Committee, which focuses on creating educational and networking opportunities for community association professionals in the Greater Los Angeles Area. Alongside her role as a Community Manager, she also supports Business Development as the Partnerships & Engagement Manager. Mary is excited about contributing to the committee and strengthening connections within the HOA industry. Congratulations, Mary!

Radiya is taking steps toward a lifelong dream: owning her own home! An important piece of the equation is finding the right location and she found it! With a new home comes new furnishings so she is going to have her hands full. It's a big step for Radiya and she looks forward to the journey.

Lontrice was affected by the recent fires in Altadena and, although her home wasn't destroyed, she was unable to move back until recently. Life is peaceful for Lontrice once again and we are so happy for her.

More good news from Lontrice! She passed the M-100! Way to go, Lontrice!

Freda recently traveled to Japan and Taiwan and loved them both. The people were very polite and calm - it made her realize how lovely life is. She said Japan is beautiful - it is very clean and devoid of litter and graffiti; the sushi and strawberries are amazing; the deer in Nara are adorable when not trying to nibble her daughter; but the biggest surprise for Freda was that her allergies were non-existent! She loved Taiwan and the indigenous fruits like soursop and cherimoya. Taiwan is very green and reminded her of the Blue Ridge Mountains in May. The temples are beautiful and plentiful and mopeds are an important mode of transportation - they even have their own lane! Freda enjoyed this trip so much that she looks forward to visiting both countries again.

More good news from Freda! She passed the M-100! Congrats, Freda!

It's concert season for Mary and that means Beyonce, Kendrick Lamar, Post Malone, Stray Kids, The Weeknd, BlackPink, Keith Urban, Linkin Park, and Shakira! Get your dancin' shoes on, Mary!

REAL LIFE

Get to know your neighborhood. Being kind and courteous to your neighbors goes a long way. Building good relationships doesn't cost anything - and who knows, they might be your ally when you least expect it.

Your home is your largest investment. Stay informed and, on occasion, attend Board meetings.

Breathe and enjoy life. Look at the positive.

Smoke/Carbon Monoxide Detectors. Change the batteries on the same day every year. It will ensure you avoid the annoying 3am beeping.

If you own more than one unit. To avoid confusion, don't send assessment checks for multiple units in the same envelope.

Print out your maintenance matrix on homeowner and HOA responsibility. This will help you when determining if it is your (homeowner) responsibility to maintain and repair an item or if you should report it to management for the HOA to repair the item.

Keep your space tidy. A clean home can help clear your mind, too!

All great tips!

Thank you Radiya, Carmen, Lontrice, Priscilla, Freda, Mary, and Sherry
