Mayor Regina Romero and the Tucson City Council have proposed amending and loosening the zoning code to simplify infill developments along our Collector and Arterial streets. PDSD will release the specifics of the final proposal later this month, but they are currently taking public input.
PVNA Board members attended the community meetings and have a few concerns. At the meetings, PDSD staff told us that they wanted to ease zoning restrictions on underutilized properties on Collector and Arterial Streets. Country Club and Speedway are included. While they state that parcels that already have commercial, office or high-density residential zoning are their focus, they also acknowledge that parcels with R-2 zoning will be included in these revisions. PDSD has identified 10 potential properties in our neighborhood.
The proposal would like to increase the permissible height of buildings from the current 3 stories to 5 or 6 stories. They would also like to reduce limits on density and require less parking (potentially forcing parking on neighborhood streets?)
Residents of PVNA will be surrounded by these new corridors and the Grant Road Improvement District. If you live west of Howard, South of Fairmont, or north of Seneca you should really look into this proposal. Mayor and Council are fast tracking it to be before the Planning and Zoning Commission in October. Please voice your questions and concerns to the Mayor and all Council Members. Ask them to move the agenda item for Planning and Zoning to the spring.
