July Market Update
Northeast Ohio's housing market is showing mixed signals in July. While inventory continued growing in most counties (up 1.6% to 19.1%), price trends varied significantly by location - some counties saw continued growth while others experienced their first price drops of the year. Sales activity picked up in several areas, suggesting buyers are adjusting to the new market reality, but homes are still taking longer to sell than last year.
The big story? We're seeing the first real signs of market correction in some counties, particularly in the luxury segment, while affordable housing areas continue showing strength. This creates opportunities for both buyers and sellers who understand these local differences.
Home Prices: First Drops of the Year
July is bringing the first notable price decreases we've seen in 2025:
Price Increases:
- Portage County: Up 12.3% to $331,462 (biggest increase in the region)
- Lake County: Up 1.9% to $279,210
- Summit County: Up 6.3% to $277,320
Price Decreases:
- Medina County: Down 7.3% to $371,592 (biggest drop in the region)
- Geauga County: Down 17.2% to $362,608 (significant luxury market correction)
Stable Prices:
- Cuyahoga County: Up 3.6% to $277,808
- Lorain County: Up 6.0% to $313,832
New Listings: More Homes Available Almost Everywhere
Buyers still have more choices than last year, though the growth is slowing:
- Portage County: Up 19.1% (biggest inventory jump)
- Geauga County: Up 10.9%
- Medina County: Up 9.1%
- Lorain County: Up 8.6%
- Cuyahoga County: Up 2.9%
- Summit County: Up 1.6% (smallest increase)
- Lake County: Down 5.2% (the only county with less inventory)
Smart Moves For All Sellers:
- Price based on recent sales in your specific neighborhood, not county-wide averages
- In counties with slower sales (Geauga, Lorain), consider minor updates or staging to stand out
- If you're in Portage or Summit counties, you have more pricing flexibility
- Be prepared for more inspection negotiations as buyers have more choices
