The last 24 months in Northeast Ohio Real Estate have encompassed major ups and downs. We have seen a return to earth on the seller side from the pandemic era interest rate, dealt with a massive industry-wide lawsuit that eliminated thousands of agents from the books, and dealt with a market that changes every few months to something different to what we have seen over the last few years.
In 2025, the market as a whole will see a 19% transaction loss from 2021, when the market was booming.
In 2026, we are seeing a trifecta of real estate start to manifest into consistent opportunities for buyers and sellers alike. While still low, inventory is rising and expected to continue to rise in the coming year. Demand is creeping up, and we have clearly seen this data for months as mortgage applications are up double digits again month over month in December. Lastly, interest rates are poised to sit in the low sixes next year, another reason for sellers to finally make a move and for buyers to achieve the affordability numbers they need to pull the trigger.
The bottom line is it will be a very busy year in 2026. I'm helping many sellers and buyers plan their timeline to achieve whatever goals they have planned for the coming months.
