February is showing meaningful shifts in our local real estate market.
At Barmann Homes, we are seeing a significant increase in both buyers and sellers preparing to make a move in 2026. The common theme is planning. Many clients are starting the process now with the goal of buying or selling in the spring, summer, or fall. That kind of early preparation leads to better decisions and stronger outcomes. Most clients do not buy or sell the day we meet (it does happen!), but when they plan ahead, they win.
On the seller side, many homeowners are preparing their properties while securing their next step, whether that is purchasing, renting, relocating, or navigating another life transition. Buyers are becoming more active as well and are watching inventory closely. We are seeing more homes come to market, and well priced, move in ready properties are still moving quickly, often at or very near asking price.
Two data points stand out this month:
- The number of homes going under contract has dropped compared to earlier periods.
- Inventory has risen to approximately six months of supply.
Six months of inventory is typically considered a balanced market. In a balanced market, neither buyers nor sellers hold a clear advantage. We have not seen supply approach this level in several years, making this an important shift to watch.
Listing prices are up 13 percent month to date. As we move into spring, we would expect numbers closer to 9 percent, so current pricing is slightly above typical seasonal trends.
Overall, there are strong opportunities for both buyers and sellers in this market. Strategy and preparation are becoming more important than ever.
