The Spring Market has arrived in full force!
Pat's Update
Over the last two weeks, I've seen a major uptick in competition on the buyer side. There's been a noted increase in multiple offers, price escalations, inspection waivers, free rent backs, and the seller being able to command exactly what they are looking for. I've still be able to assist several buyers (and sellers) to get their homes under contract, but here are some tidbits I'd advise for right now:
SELLERS
1.) Don't overprice your home. List appropriately to ensure multiple options and pick the buyer who offers the best terms and price 2.) Have your next home secured before your list 3.) Know your competition. There is such little inventory you may have the opportunity to set the market. Take advantage of this and keep in mind what else is on the market when you list
BUYERS
1.) Have your financing (or cash) set. There is no reason to be looking at home unless you have proof you have the ability to write an offer immediately. 2.)Be quick! When something hits the market, be ready to see it and potentially make an offer the first day it's available 3.)Hire the right Realtor. It's very competitive, so hire an experienced agent whose insight and guidance will give you a chance to win your dream home.

The future of Downtown: The Cuyahoga?
The latest multimillion-dollar, multi-decade plan to reinvent Cleveland’s riverfront does not lack for ambition.
Unveiled in December by the real estate firm Bedrock, the project promises to transform 35 acres of land behind Tower City Center, the city’s landmark former passenger rail hub, into apartments, offices and green space.
The master plan penned by architect Sir David Adjaye, famed for his Smithsonian National Museum of African American History and Culture in Washington, DC, shows a mix of new and reused buildings, as well as green space and walking paths. The Bedrock project invokes urban planning’s hottest buzzword — the “15-minute city,” where all daily amenities and necessities are available within a short walk. The developers promise a mix of live-work-play features that “link shore to core,” providing what Bedrock CEO Kofi Bonner called a boulevard from Public Square — a downtown space laid out by namesake Moses Cleaveland himself — through Tower City and down to the east bank of the Cuyahoga River.
