Pfau & Company Real Estate Market Update - August 2024

C.J. and I have been quite busy with real estate over the past month. We just closed on a beautiful ranch outside of Burnet for a purchasing client, sold one of our listings in Gabriel's Overlook, contracted another listing in Leander, listed a home in Jarrell and land at Fort Davis. And we have more on the way!


I was recently talking to my mom about how lucky we are. After 35 years in the business, we have a strong referring clientele made up of people we have now sold many homes for and created friendships with. Awesome to work for people we know and the people they refer. Grateful to be busy when the market is still hurting for most companies and their agents.


The following pictures are from the American Beautyberry bush growing wild in our back yard on the ranch.


I saved this native plant from my wife. When clearing brush at our homesite on the ranch, she takes no prisoners. Over the years she clipped it down twice, but when I finally googled photos of its potential and a description she conceded to let it live. Nearly 8 years later and we have a beautiful flowering and fruit bearing native American Beautyberry.






Buyers sought affordable housing inventory outside of Travis County in July 




In July, the Austin-Round Rock-San Marcos MSA housing market experienced a 3.5% decrease in sales overall, with 2,652 closed listings. However, sales increased in Williamson, Hays, Bastrop and Caldwell counties as buyers continue to seek more affordable housing options, according to Unlock MLS’ July Central Texas Housing Report.


With rates around 6.5%, only about half of homeowners in our market can afford a median priced home and only about a quarter of renters can afford a starter home.


Consistently high mortgage rates continue to impact buyer’s purchasing power, but July’s increase in sales in four of the five MSA counties shows the strength of Central Texas housing demand.


Buyers are taking advantage of ample housing inventory and more affordably priced housing options in the market outside of Travis County. This demonstrates that when a home is priced right, buyers are ready to make a move.


With recent reports of softening in the labor market, the Fed is really starting to see reasons to lower the bank rate soon. And, like we've been saying for too long now, healthy inflation and lower bank rates will create lower mortgage rates.
