The New Year has brought a unique dynamic to the housing market, making it an opportune time for sellers. Despite the usual holiday slowdown in new listings and sales activity, sellers hold an advantage as inventory remains relatively low, with 15% more homes on the market compared to last year but still far below pre-pandemic levels. This constrained supply continues to support home prices, which remained resilient throughout 2024, ending the year with a 4% increase nationally.


Although mortgage rates are over 7%, demand persists, as evidenced by 5% more homes currently under contract compared to last year. Additionally, seller activity is expected to grow steadily in 2025, with new listings projected to increase over the coming months. For well-positioned properties in desirable locations, competition remains strong, and select homes are still selling quickly.


With market conditions set to evolve as inventory builds in February and spring demand kicks in, now is a great time to prepare your home and capitalize on favorable pricing trends and motivated buyers.
