Working hard to bring Assisted Living and Memory Care to Chaffee County

A REQUEST FOR YOUR PRESENCE ON MONDAY, MAY 20th

We have a work session with the City of Salida on May 20th.


At this meeting, we will present an update on our project and delve deeper into the possibility of forming a partnership with the city.


Your presence at this meeting will demonstrate your support for our initiative. Although the work session format doesn't permit public comments, your attendance holds significant value. It will signal to the Salida City Council that you endorse the establishment of Assisted Living and Memory Care facilities in our community and believe it's fitting for the City to collaborate with us in making this vision a reality.

STATUS OF THE ANNEXATION

You may already know that we've received a generous donation of land for our project. This land is a portion of a larger parcel not currently within the City of Salida. In order for Places to Age to proceed with development, it's essential that the land be annexed into the city to gain access to necessary infrastructure such as water, sewer, and roads. Therefore, we're actively pursuing annexation.


After extensive effort, we are ready to submit the necessary paperwork to the City of Salida for the annexation of land between CR140 and CR 120. This process has been demanding, attributed to several factors:


1)     Salida Community Development has openly acknowledged the complexity of the current code, describing it as an outdated labyrinth. Despite their concerted efforts to streamline the code (with the hope of completing the task by the Fall of 2024), progress has been impeded by limited staff not to mention a mountain of other work. We sincerely appreciate the consistent support from the City of Salida, particularly, Community Development. Our objective has been to pursue a straightforward annexation. Any development objectives will be addressed after the annexation process is completed.


2)     As an all-volunteer committee, pursuing annexation is a formidable undertaking. We’ve had to navigate a steep learning curve while also encountering a few minor hiccups. These challenges and hiccups have been readily rectified albeit time-consuming. Moreover, we’re managing this process with an extremely modest and constrained budget. Nevertheless, we’re making steady progress.

PLACES TO AGE 501(c)(3) STATUS

Thanks to the exceptional volunteer efforts of attorney Patti Arthur, we have successfully obtained our own 501(c)(3) status. We very much appreciate Patti Arthur!


While we will maintain our on-going collaboration with the Chaffee County Community Foundation (CCCF), we are establishing our own financial records and bank account.


These measures are crucial for Places to Age as we progress, especially as we prepare for the transfer of the donated 10-acre land parcel to our organization.

NEXT STEPS

We anticipate that the annexation process with the City of Salida will be finalized by September or October of this year. Upon completion of the annexation, Places to Age will be in a position to accept the conveyance of the donated 10-acre land parcel.


Presently, we are in the process of engaging a local attorney to draft a site control document and a Memorandum of Understanding (MOU) for the planned conveyance. Recognizing the importance of these documents, we understand that their development will require careful consideration and time.


Upon receiving the donation of 10 acres, we will commence a broader capital campaign. This campaign will enable us to:


  • Retain an industry architect to develop architectural plans
  • Establish a partnership with an Operating Partner to provide industry expertise
  • Thoroughly refine the development and operational proformas essential for completing our business plan

We extend our continued heartfelt gratitude to Bob Grether for his invaluable assistance in visualizing our project. His exceptional talent has been instrumental in helping us envision the possibility as we conceptualize the construction of our proposed project.


We plan to organize multiple community input sessions in early Fall to further solidify our plans. These sessions will provide an opportunity for you to contribute your insights as we progress towards making our vision a reality.

Donations and Grants

We persist in our efforts to secure various grants to support our mission.


While we are disappointed by the outcome of our METAB grant application, it appears that the funds were directed toward programs with more immediate impacts on families with children, rather than a longer-term project like ours. We recognize the competitive nature of grant funding and acknowledge the multitude of worthy non-profit organizations vying for limited resources.


We extend our sincere gratitude to the City of Beuna Vista, the City of Salida, and theChaffee County Community Foundation (CCCF) for awarding us a $4,000 Spring Municipal Grant in May. These funds are deeply appreciated and will contribute significantly to our endeavors.


Our commitment to securing adequate funding remains unwavering. We currently have several grant applications in progress and will continue to provide updates on our progress.

Places to Age is a grassroots non-profit that is focused on bringing Assisted Living and Memory Care to Chaffee County.


Currently, there is no continuum of care facilities for our large and growing elderly population. We want to change this so people don't have to move out of the county to receive Assisted Living or Memory Care services.
