Pleasanton Planning Commission calls Irby Ranch 'a terrific project!'

The city of Pleasanton's Planning Commission gave an initial but enthusiastic endorsement to Sunflower Hill at Irby Ranch at its regularly scheduled October 25 meeting. Sunflower Hill at Irby Ranch, a planned residential community for individuals with special needs was on the agenda for its first specific community workshop. While the concept of a future site was approved last year by the Planning Commission as part of the Irby Ranch subdivision, October's workshop represented the first look the commissioners had on the specific floor plans, landscaping and overall site design for the Sunflower Hill parcel.

Designed by Dahlin Architects of Pleasanton, SFH at Irby Ranch will offer one bedroom and two-bedroom apartments and a gathering space in a community similar to senior living.  Planned on site amenities for residents include an exercise room, jacuzzi, community room, makerspace, sports court and meal plans and activities designed to lead a full life.

Sunflower Hill is partnering with affordable housing leader SAHA on the creation of the property. In addition, SAHA will handle day to day operations and onsite property management.

Sunflower Hill will return to the Planning Commission in early 2018 for the final review (and hopefully approval!) of the project. Pleasanton's Housing Commission and City Council review will follow shortly thereafter. If approved, Sunflower Hill will immediately pursue tax credits and final financing with a possible groundbreaking as early as December 2018.
