Posen Architects has designed a new 50,000 sf building in the Bronx, to be operated by VIP Community Services, Inc., a local provider of substance abuse and alcohol treatment services.  The new outpatient facility, funded by the NYS Office of Alcoholism and Substance Abuse Services (OASAS), will include Article 28 and 31 programs, an Outpatient Methadone and Chemical Dependency Clinic, Methadone Counseling and Administration spaces. A lightweight base of translucent glass and brick contrasted by modern zinc panels were exterior materials selected to emphasize the history and reinvention of the neighborhood. The project, currently in the design phase, is anticipated to be completed in 2017.

New Jersey DCA Makes Electronic Filing Mandatory
   
Starting January 2016, all construction review filings submitted for New Jersey Department of Community Affairs review shall be filed electronically; NJDCA will no longer accept paper submittals. The DCA performs construction code plan reviews at the State level for various types of construction projects, should the local code official not be qualified.
  
The process, which involves only one piece of paper, is as follows:
  • Applicant sends DCA a project request letter, signed and sTealed
  • DCA creates applicant account, if needed
  • DCA sets up project folder in that account
  • Applications, specifications and plans are submitted electronically
  • They must include 3" x 5" space in upper right corner for approval stamp
  • Drawing sheets limited to min size of 24" x 36"
  • DCA reviews, approves, applies electronic approval stamp and uploads approved set
  • Applicant prints, signs, seals drawings for permit

The benefits of electronic filing:

  • Faster review and response time
  • Sub-code reviewers can submit comments individually and be responded to individually

Posen Architects has years of experience and success in filing projects at the DCA and is already prepared for the mandatory electronic filing procedures. Many other jurisdictions already have,  or are thinking of accepting electronic filings similar to the DCA process.

Posen Architects enjoyed a spectacular day on the Hudson River last month.  Our clients, staff and friends sailed again on the sloop Clearwater and learned about Pete Seger's magnificent vessel and its role in making the river beautiful again.  For more information on the cause, close to our hearts:

Richard holds a B.A. in Architecture from NJIT and has been with Posen since 2014.
 
  
What are some of the projects you are working on at Posen Architects?
Along with various corporate interior and institutional work, as well as construction administration duties, I am working on a renovation of a 35,000 square foot, 112 year old building.  There is exterior restoration of the aging façade as well as infrastructure and accessibility upgrades and completely new interiors.  The comprehensive renovation will increase the longevity and capability of the building to serve this century's needs.
  
What do you like most about your job?
Being able to oversee a project from the beginning all the way through design and construction and using my prior experience to help me navigate any new challenges.  Each new project is a natural part of a progression of my career, which never ceases to be stimulating
  
Before working at Posen, what was the most unusual or interesting job you've ever had?
After school, I briefly worked for a British car shop, working on various antique and modern British sports cars.  Restoring an original Jaguar E-Type is anything but usual!

What did you want to be when you were growing up?
It was - no question - an architect.  I had been introduced to drafting and construction at a very young age and at one point, considered engineering.  Something pulled me back into pursuing architecture.

Who introduced you to drafting and construction?
My father was a master plumber -- I worked with him, and my grandfather was a senior draftsman.

What do you like to do in your spare time?
Traveling, fine carpentry/cabinetry & restoration, golf, fishing, boating, fitness, British motorsports (I'm a member of the NJ Triumph Association).

Do you have a favorite motto or words to live by?
"Strive for perfection in everything we do. Take the best that exists and make it better. When it does not exist, design it.  Accept nothing nearly right or good enough" -  Sir Henry Royce

Finally, is there any special event coming up that you would like to share?
My fiancé, Sarah, and I are getting married this fall, followed by an extended honeymoon in Hawaii and Chicago.
