Development of new $30 million subdivision at Westland's Clyde Smith Farms property enters final phase with kickoff of VIP special event Saturday to sell remaining new single family home sites

The final phase on HRS Communities' $30 million plan to build 146 new single family homes on the site of the former Clyde Smith Farms kicks off Saturday, April 29, and continues Sunday, April 30, with a VIP sales event where homebuyers can purchase 17 of the 38 remaining sites still available in the new Westland subdivision.
The development - located on Newburgh Road just south of Joy Road in the acclaimed Livonia Public Schools District and adjacent to the Holliday Nature Preserve Park - offers classic Craftsman-style new homes with modern layouts that feature an open living concept and prices starting in the mid-$200,000 range.
"Local realtors are calling the Clyde Smith Farms market one of the hottest in the Metro Detroit area, with several homes selling above asking price and same day sales and multiple offers being reported," said Home Renewal Systems Senior Vice President Shannon Morgan.
"While new homes are selling as quickly as we build them, it's important to recognize the whole Westland real estate market is red hot as realtors are reporting brisk sales in all price ranges," Morgan added. Clyde Smith Farms was formerly home to an historic farm and family owned business - a pinnacle of Westland for 172 years. Construction on the property began in 2014, with lots sold for building three styles of new homes in three scheduled phases, Morgan said. HRS Communities has completed sales and construction on the first two phases of the project, and expects its remaining inventory of lots to sell out this summer during the final phase of development that begins with a two-day Open House this weekend, she said.
The three models of homes available at Clyde Smith Farms include the:
- Grand Maple, a 2,322-square-foot, 4-bedroom, 2½-bath that's perfect for growing families with such features as a large mudroom with plenty of storage, a gorgeous open foyer and expansive floor plan. Priced from $265,000.
- Hartford, which comes in two options. One option is a 1,744-square-foot, 3-bedroom, 2-bath ranch home with an open concept kitchen, dining and great room, in addition to a spacious basement and first-floor laundry. Priced from $255,000. The alternative design is a 2,581-square-foot model that features 3 bedrooms and 2 full baths on the first floor along with first-floor laundry, and an additional master bedroom and full bath with a spacious loft area on the second floor. - Greenbrier, a 1,815-square-foot, 3-bedroom, 2½-bath that is the development's best-priced home starting at $244,900, and features an open concept great room. Dining room and kitchen.
"Each of these three styles of homes are perfect for entertaining or just enjoying time well spent with the family," Morgan said. The VIP event Saturday is the first opportunity buyers have to place a deposit on 17 of the total 38 vacant lots within the Clyde Smith Farms neighborhood. Several of the properties feature daylight lots - also called lookout lots - that provide a balance between walkout and standard lots. Homes that feature a daylight design can be built on a variety of land elevations and with full windows in the basement, homeowners can use the lower level space more creatively.
