Kaiser Permanent Longview-Kelso Hospital Refresh
Longview, Washington

Lewis recently finished this $5 million multi-phase refresh project for Kaiser Permanente. We installed and upgraded various facility features, including carpet, paint, casework, exam rooms, window coverings, lighting, HVAC, plumbing, and electrical. The hospital was overdue for these critical upgrades to meet patient needs and support the latest healthcare technology.

The success of this project required an intense focus on the needs of the user group, a healthy and trusting relationship with Kaiser Permanente and JRJ Architecture and a robust phased strategy for occupied construction.

"We worked with the various user groups to understand the needs of the end-user and what kind of patient experience they hoped to create. Part of this collaboration also enabled us to cut the projected timeline in half, saving over a hundred thousand in general conditions cost."

Project Highlights
Prioritizing the User Experience
It is an honor to build spaces that serve the communities we live in. These facilities may end up saving the life of one of our family members or housing the research that leads to new treatments and curative medications. A signature strength Lewis brings to healthcare construction is an intense focus on understanding and meeting user group needs.

Lewis collaborates with user groups early and often to gain their input and provide them a product that fits their unique needs. By prioritizing the needs and concerns of the people working day and night in these facilities, our team is better able to deliver units that fit their requirements and facilitate better care for their patients.

One of our favorite examples of participating in user-group-focused construction on this project was collaborating with a local artist to select the right location for art installations and preparing the area with proper finishes for these pieces (the above rendering, provided by JRJ Architects, shows the art being displayed in the new Main Entrance). These art installations create a space that feels welcoming, familiar and comfortable for patients and staff. The design is inspired by the surrounding area's nature, focusing on local rivers, fishing, and the history of logging in the region.
Healthy Relationships Saving Money and Time
Lewis has cultivated a productive and trusted relationship with Kaiser Permanente over the last 25 years, and we have worked with architect JRJ on multiple successful projects dating back to 2015. This trust allowed Lewis to weigh in with significant price-saving value engineering suggestions during preconstruction.

Lewis had a nine-month planning collaboration with JRJ before construction, where we went over the project identifying areas for savings. We brought in subcontractors to provide expert input on materials and alternative methods. We also had local trade partners join in on page turn meetings to help shape the budget and schedule. Lewis identified various saving opportunities; the most impactful was our suggestion to create a flex space in the medical facility's free clinic for hospital operations during construction. This action resulted in a time savings of 12 months and a cost savings of $150,000.
Overcoming Phased Construction Challenges
Lewis has worked in many occupied settings, but each one is unique and has particular challenges. This project was no exception. To overcome these challenges, our team made quick adjustments in response to Covid-19. We relied on proactive communication and trust to engineer swift solutions to complex problems, and we developed a phasing strategy that reflected the needs of each stakeholder.

Lewis had to remain flexible due to the unpredictable nature of Covid-19. The pandemic made everything more delicate as our crews moved through active hospital environments with special care to protect hospital users from undue exposure. For the safety of everyone in the construction area, there were weekly Infection Control Inspections that the team prepared for and scheduled around. Lewis set up check-in tracking stations at entries and exits to record who had been in the area to help track any potential Covid-19 spread.

To accommodate the occupied nature of the facility, we developed a construction strategy that broke the project into multiple phases. We completed each phase on a five-week work schedule. This strategy enabled our crew to make consistent construction progress while safely navigating around the hospital's operations. Furthermore, it allowed user groups to accurately forecast where and when construction would occur and develop their schedules accordingly.

The phasing plan that we developed resulted from intentional communication with key Kaiser and JRJ team members and the hospital's user groups. This holistic approach ensured the needs of all stakeholders were considered. The phasing plan served as a compass for our team and enabled us to meet every deadline while sustaining hospital operations and user comfort.
