It's getting down to the wire if we want to change the charter in the November election and help property owners. We need to go. Now.
We've succeeded in getting the City Council to require the Rent Board to consider our proposals at their next meeting on Wednesday, June 26 and then report back to the Council on July 8th. We need you to attend, email or dial in. We can only get our points across through taking part in Wednesday’s Rent Board meeting respectfully and calmly, in contrast to the agitators and activists.
Please make plans to attend in person, fill out a speaker card for agenda item #3 and speak when called upon. Many property owners will be there in support.

As before, it’s fine if you’d like to concentrate on whichever point(s) you feel most strongly about. The following have been researched and would likely alleviate legal and financial liability on the city and the board. Above all, tell your truth. Your story.
Main Goals:
- Exempt Single Family Homes, Condos, Co-Opts and small time providers with buildings of 4 or fewer units.

The structure of the Rent Board creates an imbalance in power, and means that the Board doesn’t have the expertise that it needs to regulate a complex industry. The solution is to adjust the structure to specifically include landlords. This will add to the depth of knowledge on the Board, and reduce the risk of legal challenges to its decisions.

The existing Measure, especially the relocation system, is an unfair burden on small landlords and property owners who simply rented out a house or ADU for a while till they needed it back. We need the Rent Board to come up with a tiered relocation system or a mechanism to subsidize the relocation payment for small-scale landlords.

The rental registry fee is paid entirely by landlords, unlike similar systems in cities like Oakland and Santa Monica. It’s only fair to split the fee between tenants and landlords. The issue is not the ~$10 per month that this will move from landlord to tenant, but the fact that right now there is no incentive for the Rent Board to keep the fee at a reasonable level, there is no skin in the game for the tenants who benefit from Measure H and zero incentive to encourage cost efficient spending by the board.
Our legal experts will also address the inappropriate language in Section 18.17, which criminalizes landlords (and only landlords) for failing to comply with this complex and contradictory Measure, and we will note that the “right of fair return” only allows our net income to rise at 50% of the rate of inflation.
We need your help...the activists are coming for our property rights. Single family homes, multi-family properties, ADU's, Condos, Townhomes... are all covered by Measure H. We need to change that.
