URGENT ACTION:

PROTECT TENANT PRIVACY


We told you last year about a case to protect tenants' personal data from the overreach of the Rent Stabilization Board, which has demanded tenants' names and addresses without the authority of the Rental Housing Board or the City Council.


This case is ongoing, after the City Attorney's office made the dangerous claim that city departments are allowed to demand any sensitive data they choose. We need you to show the City Council that housing providers are serious about protecting tenants from abusive ex-partners, domestic violence, and ICE activities. If you were forced to upload rent increase notices that contain tenant names and addresses, you can make a difference by demanding their return.


On Monday January 12th, the Council will discuss enacting an anti-discrimination ordinance in Pasadena, and we are asking you to contribute to that discussion with a letter we have prepared.

You can email the letter to cityclerk@cityofpasadena.net before 3pm on Monday. Ask the City Clerk to include it as a comment on agenda item 11, and to copy it to the people named at the top of the letter.


ASSEMBLY BILL 1157

New year, new attacks on property rights


On Tuesday, January 13, 2026, Assemblymember Ash Kalra is scheduled to present his Assembly Bill 1157 to the Assembly’s Judiciary Committee, caving to pressure from radical tenant groups and anti-business advocates.


Assembly Bill 1157 would drastically alter the existing Tenant Protection Act (AB 1482) by:


  • Limiting annual rent increases to just 2% plus the change in the Consumer Price Index (CPI) or 5%, whichever is less. Currently, the statewide rent cap is 5% plus CPI or 10%, whichever is less.
  • Removing the exemption of single-family homes, condominiums and ADUs from statewide rent caps, which is guaranteed under the Costa-Hawkins Rental Housing Act. This attack on our livelihoods and property rights is very similar to 2024’s failed Proposition 33 ballot initiative.


This bill is currently scheduled to be heard by the Assembly Judiciary Committee on Tuesday, January 13, 2026. Urge lawmakers to VOTE NO ON A.B. 1157.

SECURITY DEPOSIT INTEREST DUE


The Pasadena Rental Housing Board has declared we must pay 0.12% interest on 2025 security deposits ($1.20 per $1000). You can pay electronically, but only by agreement with your tenant.


These petty payments of a few dollars must be made by the end of January to protect you from action by the overreaching Rent Stabilization Department.
