Flatiron & NoMad Real Estate Shapshot Newsletter
Dear Flatiron & NoMad business and real estate professionals,

Since 2006, the Flatiron/23rd Street Partnership has worked to enhance the reputation of Flatiron and NoMad as two of New York's most vital and exciting neighborhoods.
 
As part of our work, Partnership staff closely monitors and analyzes economic indicators, data, and trends for Flatiron and NoMad. Each quarter our team, led by Nicole Mandel and Kurt Cavanaugh, will package and send reports designed for you and your colleagues and we welcome feedback and collaborative ideas.

As we all know, the ongoing impact of the pandemic on Manhattan business districts cannot be overstated, but we are encouraged by early signs of recovery in and around the neighborhood. Together, with you, we are positioned well to bounce back.

Q1 Economic Quarterly Report
The Partnership's Q1 2021 Quarterly Report provides an economic snapshot of the district from January through March 2021.
Top highlights include:

  • Flatiron & NoMad lead the Midtown South market for Q1 2021
  • 63% increase in commercial office leasing compared to Q4 2020
  • Beam Suntory and Freshly each secured nearly 100,000SF on Madison Avenue.
  • Ground floor leasing increased as new retail establishments, including The FRIENDS Experience, moved into prime locations along multiple corridors.
Pedestrian counts on the Flatiron Public Plazas are collected via three cameras that anonymously tally the number of people passing through. 

In Q1 2021, February's foot traffic dropped due to several snow storms and below average temperatures. As the quarter came to a close and spring weather approached, March foot traffic increased 45% from February.

The Partnership regularly updates and catalogs available ground floor retail space into an interactive neighborhood map.

This database is a one-stop showroom for available retail space in Flatiron & NoMad and receives daily site visits from prospective tenants.

This just in! Harry Potter New York will open its 935 Broadway retail experience store on June 3rd. The three-floor flagship in the heart of Flatiron will draw both domestic and international audiences.
