Douglas County: Key Highlights

The numbers are in, and single-family homes in Douglas County continue to hold strong.

Inventory is climbing. Prices are rising. And homes are still moving—just a little slower than before.

Here’s your inside look at what’s happening 👇

🔹 Sales Volume

Sold listings were up 9.5% year-over-year, with 528 homes closed in March.

Year-to-date, sales are up 5.4%, showing steady buyer demand.

🔹 Home Prices

The median sold price rose to $756,250, up 5% from this time last year.

The average sold price also inched up to $873,950—a solid gain in a cooling national market.

🔹 Inventory & Days on Market

New listings jumped 16.7%, giving buyers more to choose from.

But the average days on market increased to 84, suggesting buyers are taking a bit more time.

🔹 List-to-Sale Ratio

Sellers received 99.2% of asking price on average. That’s still strong—but slightly softer than last March.

The takeaway?

This market is rewarding well-prepped listings. Buyers are active, but expect value. Homes that show well and are priced right are still moving quickly.

🔹 Single-Family Homes

March brought a 25% jump in sold listings compared to last year.

The median sales price skyrocketed by 37.3% to $1,687,000.

Inventory climbed nearly 70%, giving buyers more options than they’ve had in months.

🔹 Townhomes and Condos

While prices rose by 7.8%, sales are trending downward.

YTD sales are down 5.2%, and days on market are up 21.1%, signaling slower movement and more selective buyers.
